Abu Dhabi, the capital of the UAE, sits on the coast south-west of Dubai, and its newest residential addresses are spread across a string of islands. Al Reem Island is one of the established ones, positioned next to the Abu Dhabi Global Market (ADGM) business district on Al Maryah Island, and it is where our current Abu Dhabi collection places its first Modon Properties launch. This guide sets out what is published about the island and about Muheira, the project on it, and what an adviser confirms before you commit.

Where Al Reem Island sits in Abu Dhabi

The official Abu Dhabi destination page groups the capital's island addresses by what each one offers: Saadiyat for the cultural district and beaches, Yas for leisure, and Al Reem described as sitting next to the ADGM business district on Al Maryah Island. Al Jubail, Ramhan and Al Hudayriyat are named as the more recent additions. Al Reem also appears on the historical list of nine zones published on the UAE government portal as open to ownership by non-UAE nationals, alongside Yas, Saadiyat, Al Maryah, Lulu, Al Raha Beach, Sayh Al Sedairah, Al Reef and Masdar City. That list predates the 50-zone count the Abu Dhabi Real Estate Centre (ADREC) now reports for the whole emirate, but it is the clearest published confirmation that Al Reem itself is a recognised investment area.

Muheira: the project in our collection

Muheira, by Modon Properties, sits within Shams Abu Dhabi on Al Reem Island. It is built as two towers with a landscaped podium.

The project is described as close to the ADGM financial district on Al Maryah Island, without a stated distance. See the full Muheira project guide and the Muheira project page for current availability.

Who can own on Al Reem Island

Modon states on its own site that its residential projects located in key investment zones such as Al Hudayriyat Island and Al Reem Island are offered on a freehold basis, allowing full ownership by all nationalities. That is a developer statement rather than a land-department list, so the exact ownership regime of a specific unit at Muheira, the registration path and the share reserved for non-UAE nationals are confirmed on the sale and purchase agreement and the DARI certificate, not assumed from marketing pages. Abu Dhabi's underlying law, Federal Law No. 19 of 2005 as amended in 2019, allows non-UAE nationals to hold full rights over real estate inside designated investment areas; outside them, ownership stays reserved.

What still needs confirming before you reserve

A few points on Al Reem Island and at Muheira are open and should not be presumed:

  • Registration fee payer. Off-plan sales are registered by the developer on the DARI platform at 2% of the price (1% for a musataha right), plus a 400 AED electronic services fee before 5% VAT; who pays is set in the sale and purchase agreement, not by a default rule.
  • The 50/50 split in detail. The headline split is published; the instalment calendar behind it is confirmed by your adviser.
  • Golden Visa eligibility. Muheira's published entry price of AED 1.6 million sits below the federal Golden Visa property threshold of AED 2 million; a larger unit within the same building could clear it, subject to conditions confirmed with the authorities. Our guide on the Golden Visa property threshold explains the rule in full.

Who Al Reem Island suits

Al Reem Island, through Muheira, reads as a city-centre address rather than a resort island: a professional working in or near ADGM who wants an apartment close to Abu Dhabi's financial district, or an investor comparing entry prices across the capital's islands before weighing Saadiyat, Yas or the newer Al Hudayriyat and Al Jubail addresses. Before weighing a hold period against likely income, our guide on calculating gross and net rental yield sets out the method rather than a projected number.
