Modon Properties in Abu Dhabi: Muheira and Nawayef East compared
Modon Properties currently has two projects in Orven's Abu Dhabi collection: Muheira on Al Reem Island and Nawayef East on Al Hudayriyat Island. Here is how they compare, and what Modon publishes on ownership and the Golden Visa.

Modon Properties is the developer behind two of the nine projects currently published in Orven's Abu Dhabi collection: Muheira, on Al Reem Island, and Nawayef East, on Al Hudayriyat Island. This guide sets out what each project publishes, side by side, along with what Modon states on its own site about foreign ownership and the Golden Visa. No company figures or rankings are included here, only what is published about the two projects themselves.

Two very different formats, one developer
Muheira is a city apartment proposition, close to the Abu Dhabi Global Market financial district on Al Reem Island, with amenities such as a 25-metre pool, a gym, a cinema room and padel courts. Nawayef East is a villa community set on terrain rising to roughly 60 metres, with views over the Abu Dhabi skyline, and amenities including jogging trails, a mosque, tennis courts and a clubhouse. The two projects suit different buyers rather than competing for the same one.
What Modon publishes on foreign ownership
Modon states on its own site that its residential projects located in key investment zones such as Al Hudayriyat Island and Al Reem Island are offered on a freehold basis, allowing full ownership by all nationalities, and specifically that properties at Nawayef East can be fully owned by all nationalities. That is the developer's published statement; the precise ownership regime for a specific unit at either project is confirmed on the sale and purchase agreement and the DARI certificate.
What Modon publishes on the Golden Visa
Modon's own FAQ page states that buyers of properties valued at AED 2 million or more are eligible to apply for the Golden Visa. That is consistent with the federal rule, which is always subject to conditions confirmed with the authorities. At entry price, Muheira (AED 1.6 million) sits below the threshold, while Nawayef East (AED 6.6 million) sits above it; a larger Muheira unit could clear the threshold, subject to current pricing confirmed by your adviser. Our guide on the AED 2 million Golden Visa property threshold covers the federal rule in full.

Registration, the same way across both projects
Both Muheira and Nawayef East follow the same DARI registration process: the developer registers the off-plan sale within 21 days, at 2% of the sale price (1% for a musataha right), plus a 400 AED electronic services fee before 5% VAT, with a 10,000 AED penalty on the developer for late registration. Who pays the 2% is set in the sale and purchase agreement for each project individually, not assumed by a shared default.
What is confirmed, and what is not
Both projects publish their zone, typologies, entry price and headline payment split, which is more transparent than several other projects currently in Orven's Abu Dhabi collection where price remains on request. What neither project publishes in full is the detailed instalment calendar behind the headline split, the exact share reserved for non-UAE nationals under the ELMS system, or service charges and agency commission; all of these are confirmed with your adviser rather than assumed from the published summary.
Choosing between the two
A buyer weighing an apartment close to Abu Dhabi's financial district against a standalone hillside villa is effectively choosing between Muheira and Nawayef East within the same developer's current Abu Dhabi offering. Budget is the clearest early filter: Muheira's entry price is less than a quarter of Nawayef East's.
