Villas for sale across the wider Dubailand area in the Orven selection come from three communities, each in a distinct sub-area: The Grove at Sobha Sanctuary, Utopia at DAMAC Hills, and Avena at The Valley along Dubai-Al Ain Road. Only The Grove publishes a starting price, from AED 9.33 million, subject to inventory; Utopia and Avena are both on request. The Woods Abode, also at Sobha Sanctuary, is included here for comparison, since it is an apartment project rather than a villa community, and its published AED 1.00 million starting price sits far below any of the three villa options.

The Grove: estate villas from AED 9.33 million

The Grove is Sobha Sanctuary's collection of independent estate villas in Dubailand, with four-, five- and six-bedroom homes set within private gardens, waterways, linear parks and shaded walking routes. Its starting price, from AED 9.33 million, is developer-advertised and subject to inventory; confirm the current villa collection and applicable price with your adviser. Amenities include a lagoon beach, clubhouse, yoga and meditation deck, cycling network, forest play park and co-working space. See our The Grove guide for the full detail, and our comparison of The Grove against The Woods Abode if you are weighing a villa against Sobha Sanctuary's apartment collection.

Utopia: 5-7 bedroom villas at DAMAC Hills

Utopia is a private collection of five, six and seven bedroom villas within DAMAC Hills, in Dubailand, taking a resort-inspired approach with a community pool, gym, home roof cinema, an open-air cinema and access to the wider community's golf club. No starting price is published. Our Utopia guide covers the full amenity list and unit range.

Avena: 4 bedroom villas at The Valley

Avena is a collection of four bedroom villas within The Valley, Emaar's community along Dubai-Al Ain Road, offered in three facade styles close to the community's central park. Amenities include landscaped lawns, a landscaped pool deck, a children's playground, a fitness centre, an indoor multipurpose room and an outdoor cinema. No starting price is published for Avena either. See our Avena guide for the full picture. Note that The Valley sits along Dubai-Al Ain Road as its own Emaar community; it is grouped here with the wider Dubailand villa search because of its proximity and villa format, though it is a distinct address from Sobha Sanctuary or DAMAC Hills.

Choosing between the three

Avena is the smallest villa footprint of the three at four bedrooms, while Utopia goes largest at up to seven. The Grove sits in the middle on bedroom count but is the only one of the three with a published starting price, which makes it the easier one to budget against today. Our direct comparison of Utopia against Avena sets out layout, community and amenity differences useful if you are choosing between the largest and smallest of the three, and our Bay Estate versus Sobha Sanctuary villas guide brings in the Dubai Islands villa option for context if location matters as much as villa size to you.

Sobha Sanctuary context

The Grove and The Woods Abode both sit within Sobha Sanctuary, a masterplanned community with roughly half its area given to open and green space, a central park of around 800,000 sq ft, a leisure loop of around 5 km, a wellness loop of over 9 km, around 20 km of cycling tracks and facilities including a lagoon, hydrotherapy, saunas, a hammam, co-working space, an amphitheatre and a farmers' market. Our Sobha Sanctuary masterplan guide sets out the wider community in full.

Budget and next steps

At AED 9.33 million, The Grove sits well above the AED 2 million Golden Visa investment threshold, subject to conditions to confirm with the authorities. Converted at the fixed parity of 1 USD = 3.6725 AED, that starting figure is approximately 2,540,000 USD; the euro conversion is not fixed day to day, so check the current rate with your bank. Utopia and Avena, both on request, are confirmed against your budget once your adviser has current pricing from DAMAC and Emaar respectively. The standard 4% Dubai Land Department registration fee and Oqood registration for off-plan purchases apply on top of whichever villa price is confirmed.
