The Grove at Sobha Sanctuary, Dubailand: the estate villa guide for investors

The Grove is Sobha Sanctuary's collection of four- to six-bedroom estate villas in Dubailand, advertised from AED 9.33 million. Layout, published amenities, what the price actually covers and how a buyer in Lagos, Accra or Riyadh reserves a villa without visiting Dubai.

What The Grove is

The Grove is Sobha Realty's collection of independent estate villas inside Sobha Sanctuary, a master-planned community in Dubailand. The villas run from four to six bedrooms, which puts the project firmly in the family-home segment rather than the investment-apartment segment. Sobha Sanctuary itself is designed around a landscape of private gardens, waterways, linear parks and shaded walking routes, and The Grove sits inside that structure rather than beside it.

The developer describes each villa as standing on its own plot, separated from its neighbours by gardens and waterways rather than shared walls. That detail matters for a buyer comparing this project with a townhouse row: what you buy is a freestanding home, not a unit in a terrace.

The images on the project page, and in this guide, are the developer's renderings of the villa collection, its kitchens, bedrooms and pool areas. They show the design intent. The floor plan and specification confirmed by your adviser define what is actually included in the contract.

The published amenities

Sobha lists the following facilities for The Grove and the wider Sobha Sanctuary community:

  • Lagoon beach
  • Clubhouse
  • Yoga and meditation deck
  • Cycling network
  • Forest play park
  • Co-working space

The mix reads as a resort built for full-time family living rather than a hotel-style amenity deck. A forest play park and a co-working space point to a household that expects to spend real time on site, not only a passing rental tenant. The lagoon beach and cycling network extend that logic across the wider Sobha Sanctuary masterplan, beyond the villa plots themselves.

Dubailand: a large-scale, still-forming district

Sobha Sanctuary sits within Dubailand, one of the largest development zones in Dubai, still being built out in phases. We stay qualitative here because Sobha does not publish travel times or infrastructure dates for this specific project, and Orven does not add any that are not confirmed. What can be said with confidence: Dubailand is a low-density, family-oriented part of the emirate, positioned away from the coastline and the downtown towers that dominate the rest of our selection.

The Grove is the only Sobha Realty project of this type in the Orven selection; the developer's other five projects here are apartment towers in Motor City, Jumeirah Lake Towers and near Ras Al Khor Road. For a buyer set on a villa rather than an apartment, The Grove and its plot-based layout stand apart within the Sobha portfolio. The current villa collection and unit availability sit on the project page, and the full list of Sobha projects in our selection is on the Sobha developer profile.

*This is the developer's advertised starting price, subject to current inventory. Confirm the villa collection currently on sale and the applicable price with your adviser before you commit to a figure.

No payment schedule is printed here because Sobha has not published one that Orven can verify for this project; your adviser sends the exact instalment schedule from the sales documents in force for the villa you are considering, before you pay anything.

Every off-plan payment goes into an escrow account opened for the project with a UAE bank, controlled by the Dubai Land Department. The developer draws on it as construction milestones are certified, and you can check the project's registration through the DLD's Project Status Enquiry service.

On top of the advertised price, budget the Dubai Land Department registration fee of 4%, the Oqood registration for an off-plan sale (a fixed fee, confirmed in the contract) and the developer's administrative charges. At this price level, a purchase of AED 2 million or more also opens the door to a Golden Visa application, subject to the conditions set by the authorities; your adviser can point you to how that process works, but the visa itself is confirmed by the relevant government body, not by Orven.

Which investor The Grove suits

Three profiles come up most often when Orven advisers discuss this project.

A family in Lagos or Accra planning a second home in Dubai for part of the year, who wants space rather than a view of a skyline: a standalone villa with a garden and a plot, inside a community built around parks and waterways rather than around a single tower.

An investor in Riyadh or Cairo who already owns Dubai apartments and is looking to diversify into villas, at a price point that also opens a Golden Visa application, subject to the current threshold and conditions.

A buyer who wants privacy above amenities density. The Grove's plot-based layout, separated by gardens and waterways, is a different proposition from an apartment tower with a shared pool deck.

The Grove is a poor fit for an investor whose budget sits below the AED 9.33 million starting point, or who wants a compact rental unit with no garden to maintain. Tell us your budget and we will point you to a better match elsewhere in the selection, including Sobha's own apartment towers.

Reserving from abroad with Orven

You do not need to travel to Dubai to reserve a villa. The steps are the same from any city:

  1. Message +971 52 776 1939 on WhatsApp, or write to sales@orvenproperties.com, with your budget and the villa size you want.
  2. We send the current villa collection, floor plans and the applicable price and payment schedule for two or three matching options.
  3. You sign the booking form and the sales agreement electronically, with a copy of your passport.
  4. The booking payment goes by bank transfer to the project's escrow account, with the proof of source of funds your bank requires.
  5. The developer registers the sale with the DLD, and we follow construction milestones with you until the title deed is issued in your name.

Orven does not charge the buyer; our fee comes from the developer. Brokerage is carried out through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA).
