What Motor City is

Motor City is a themed residential district built around motorsport, home to a racetrack and a cluster of residential towers and communities grown up around it. For an investor in Abidjan, Paris or Toronto, the simplest description: an inland, mid-market residential district with its own identifiable theme and a growing base of towers, rather than a waterfront or downtown address.

The district is built for apartment living at scale. Several towers from the same developer sit close together here, which gives Motor City a more concentrated, single-developer character in parts than a mixed district drawing from many builders. We give no travel times or infrastructure dates for this district, since the developer materials for Sobha Solis do not publish them and we only repeat what is written.

What the district feels like

Three features shape daily life at Motor City and the tenant profile it attracts.

  • The racetrack identity. Motor City's name and layout come from its motorsport theme, giving the district a distinct character among Dubai's residential areas rather than a generic tower cluster.
  • Views across gardens and toward the track. Sobha Solis describes large windows and private balconies looking over landscaped gardens and the nearby racetrack, an outlook specific to this district.
  • An active-lifestyle concentration. The development's own amenity programme, sports courts, jogging tracks, co-working spaces, points to a district built around fitness and social activity as much as around the motorsport theme itself.

This suggests a tenant base drawn to an active, mid-market lifestyle rather than a beachfront premium or a downtown business crowd. That is a description of the district's character, not a promise of a specific rental outcome, and any yield you hear quoted for Motor City should be checked against real, signed leases rather than assumed.

Sobha Solis, and its neighbour Sobha Orbis

Sobha Solis is the project we present in this district. The developer, Sobha Realty, describes four residential towers sharing a residents' podium, with apartments pairing large windows and private balconies with garden and racetrack views.

Motor City is also home to Sobha Orbis, a seven-tower development by the same developer with one, one-and-a-half and two bedroom apartments, sky gardens and shared pools. We do not present Orbis as our primary selection in this district, but it is worth knowing it sits in the same neighbourhood, since the two developments together give a sense of how concentrated Sobha Realty's presence is at Motor City, and how the district is likely to keep developing around that same active-lifestyle template.

The intermediate 1.5-bedroom layout at Sobha Solis is a detail worth noting for budget planning: it sits between a compact one-bedroom and a full two-bedroom, giving you a finer choice than a straightforward bedroom count would suggest.

Which investor Motor City suits

Motor City fits a specific profile.

  • The buyer prioritising entry price and lifestyle amenities over a premium address. A mid-market, inland district typically opens at a different price point than a waterfront or downtown location.
  • The active-lifestyle tenant target. Sports courts, jogging tracks and co-working spaces suit a fitness-oriented, younger or professional tenant base.
  • The buyer comfortable with a single-developer concentration. With multiple Sobha towers close together, the district's character is closely tied to how that developer continues to build it out.
  • The investor who wants layout flexibility. The 1, 1.5, 2 and 3 bedroom range at Sobha Solis supports a range of budgets within the same building.

It is a weaker fit if your priority is a sea view, an established downtown address, or the widest possible choice of developers within walking distance. In those cases we would point you elsewhere in our selection and say so directly. Our find your home page is where to compare districts side by side.

How Orven handles the purchase from abroad

A buyer in Abidjan, London or Toronto completes a purchase at Sobha Solis without travelling, following the same steps as any off-plan purchase we present.

  1. Send your budget and preferred layout on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com. We reply with available units, floor plans and the exact payment schedule.
  2. Sign the reservation form and the sale agreement electronically. A passport copy is required.
  3. Transfer the booking payment to the project's escrow account, controlled by the Dubai Land Department, which the developer can draw on only against certified construction milestones.
  4. Pay the Dubai Land Department registration fee of 4% of the price, the Oqood registration for the off-plan sale, and Sobha Realty's administrative fees.
  5. Track construction through the DLD's Project Status Enquiry service until handover, when the title deed is issued in your name.

Bank financing is possible for some non-residents, always subject to the lender's approval. There is no personal tax on rental income or capital gains in the UAE; the rules of your own country of residence may still apply, so check with an adviser there.
