The Grove at Sobha Sanctuary, Dubailand, developer visualisation

Dubailand carries five projects inside the Orven selection: The Grove and The Woods Abode, both at Sobha Sanctuary, Utopia and Golf Greens at DAMAC Hills, and Belgravia Gardens elsewhere in Dubailand. Two of the five publish a starting price. This guide sets out what each one offers, so you can compare them against your own objective.

How we selected these projects

We limited this guide to the Orven collection, the projects described in our own fact sheet. For each project we checked a published entry price, a published delivery date where it exists, the unit types on offer, and the specific community within Dubailand. The projects below are not ranked by quality; they cover different formats across the same wider area.

The five projects, one by one

The Woods Abode is an apartment collection set between two parks within Sobha Sanctuary, with a pool deck, yoga and meditation zones, and a published handover year of 2029, though no month and no payment plan are published yet. The Grove sits in the same wider masterplan, a collection of independent estate villas with private gardens, waterways and shaded walking routes. Sobha Sanctuary itself is built around a large central park, cycling tracks and a lagoon, shared infrastructure that benefits both projects.

At DAMAC Hills, Utopia offers larger five- to seven-bedroom villas with a community pool, a gym and cinema spaces, while Golf Greens pairs apartments with townhouses overlooking the fairways, with amenities built around its golf theme, including Aqua Golf. Belgravia Gardens sits elsewhere in Dubailand, arranged as four residential clusters around a central amenity area and a lazy river. Our DAMAC Hills, Dubailand district guide and our comparison The Woods Abode vs The Grove at Sobha Sanctuary go further into each community.

Who each project tends to suit

A buyer with a lower entry budget, looking at an apartment rather than a villa, tends to look at The Woods Abode, the only project in this guide with a confirmed starting price below AED 2 million. A buyer looking at a larger estate villa within the same masterplan looks at The Grove instead. A buyer who wants a golf-course setting with a published community theme looks at Golf Greens; a buyer who wants the largest villa format in the selection looks at Utopia. None of these five is presented as outperforming the others; they serve different budgets and unit sizes.

What is still on request

Utopia, Golf Greens and Belgravia Gardens have not published a starting price. The Grove's delivery date and The Woods Abode's payment plan are also not published; your adviser confirms all of these directly with the relevant developer before you reserve.

Buying remotely, step by step

Every step in the Orven collection can be completed from abroad: reservation, payment into the escrow account controlled by the Dubai Land Department, and registration. Off-plan reservations go through Oqood registration at fixed fees confirmed in your contract, rather than the 4% Dubai Land Department fee that applies to a completed resale. On The Woods Abode's AED 1.00 million starting price, that resale-style fee would represent roughly AED 40,000; on The Grove's AED 9.33 million, roughly AED 373,200, figures useful only as a point of reference since an off-plan reservation is charged differently. Your adviser confirms the exact registration cost for the community and unit you choose.
