Porto View, Fior 1 and Portside Square, one by one
Porto View sits beside the marina, pairing apartments with three-bedroom townhouses across two buildings that share a landscaped podium, with an infinity pool and multipurpose rooms among the amenities. Fior 1 adds a marina-view infinity pool and a promenade to a one- to three-bedroom apartment collection, with retail within the community. Portside Square takes a different approach, pairing residences with a dedicated business tower, and its studios, apartments and duplex homes are planned around views of the marina, the city skyline and the sea; no starting price is published for it yet.

A buyer who wants a confirmed starting price today, and is comparing a marina apartment against a townhouse within the same development, tends to look at Porto View. A buyer with a similar budget who prioritises Fior 1's promenade and in-community retail looks there instead. A buyer drawn to a studio or a duplex format, alongside a mixed-use business tower, looks at Portside Square and requests current pricing, since none is published yet. Neither of the two priced projects is presented as a better deal than the other; AED 1.93 million and AED 2.2 million simply apply to different entry configurations.
What is still on request
Portside Square has not published a starting price. Payment plans and delivery dates are not published for any of the three projects in this guide; your adviser confirms the current schedule and status directly with the developer before you reserve.
Buying remotely, step by step
Every step in the Orven collection can be completed from abroad: reservation, payment into the escrow account controlled by the Dubai Land Department, and registration. Off-plan reservations go through Oqood registration at fixed fees confirmed in your contract, rather than the 4% Dubai Land Department fee that applies to a completed resale. On Porto View's AED 1.93 million starting price, that resale-style fee would represent roughly AED 77,200; on Fior 1's AED 2.2 million, roughly AED 88,000, figures useful only as a point of reference since an off-plan reservation is charged differently.
