Why Batumi prices are published in US dollars or Georgian lari

Some Batumi projects publish prices in USD, others in GEL, and a few in both. Here is why, what currency risk means for a buyer paying in a different currency, and what to fix in your contract.

A first-time look at Orven's Batumi collection can be confusing on one specific point: some projects publish their price in US dollars, others in Georgian lari, and at least one in both. This guide explains why, what that means if you are paying from euros, dirhams or riyals, and what to fix in writing before you reserve. For the full collection, see the Batumi investment guide.

Which currency each project uses

Currency publishedExamples
US dollarsArtex Parkline (from USD 59,856), Olympus Residence (from USD 62,000), Radisson Blu Residences Gonio (from USD 149,500)
Georgian lariGate by Artex (from GEL 94,000), The Parallel (from GEL 162,518)
BothNEXT Gardens, published in both US dollars and Georgian lari

Georgia's own currency is the lari (GEL), and the National Bank of Georgia publishes an indicative daily official exchange rate against foreign currencies. Despite that, a meaningful share of Batumi's property market, as the Batumi destination page itself notes, publishes prices in US dollars, likely reflecting the international nature of the buyer base rather than any rule requiring one currency over another.

What this means if you are not paying in USD or GEL

If your own funds sit in euros, UAE dirhams, Saudi riyals or another currency, buying a USD-priced or GEL-priced unit in Batumi means converting at some point in the process, and the rate you get depends on your bank or payment provider, not on Orven or the developer. This is the same structural point that applies to a dirham-denominated purchase, covered in our guide on the AED-USD peg and what it means for a property investor; Georgia's lari is not pegged the way the dirham is, which if anything makes the currency question in Batumi worth more attention, not less.

No conversion rate quoted here, on purpose

You will not find a USD/GEL or GEL/USD exchange rate figure in this guide, and that is deliberate: a converted number quoted today would be out of date by the time you read it, and using one risks anchoring your budget to a rate that no longer applies. The National Bank of Georgia's published daily rate is indicative, not a rate your bank will necessarily match, and it moves. Check the live rate with your own bank or payment provider at the time you actually transfer funds, not from a figure published in a guide weeks or months earlier.

What to fix in your contract before you reserve

A handful of currency-related points are worth settling in writing rather than assuming:

  • Contract currency. Confirm whether your sale contract is denominated in USD or GEL, since that is the currency your instalments are calculated against.
  • Payment currency. Confirm whether you can pay in a different currency than the contract denomination, and if so, who absorbs the conversion difference.
  • Instalment timing versus rate movement. For a multi-year payment plan, such as Gate by Artex's schedule running to December 2029, ask how later instalments are calculated if the contract currency and your funding currency move relative to each other over that time.
  • Bank fees. Ask your own bank about fees for an international transfer to Georgia before you commit to a payment schedule, since these are outside your contract and outside Orven's control.

Why this matters more for a longer payment plan

A project with a short payment schedule carries less currency exposure over time than one stretching several years, simply because there is less time for rates to move. Several Batumi projects publish multi-year schedules, Gate by Artex's instalments running to December 2029 among them, which makes the currency questions above worth raising early rather than at the final instalment.

Working with Orven

Orven can confirm which currency a specific project publishes in and point you to where to check the Georgian lari's indicative rate, but the actual conversion and any bank fees are between you and your bank. Message Orven on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com with the project you are considering.

FAQ

Why do some Batumi projects price in GEL and others in USD? There is no single rule; projects publish in whichever currency the developer chooses, and a meaningful share of the market uses US dollars despite the lari being Georgia's own currency.

Is there a fixed exchange rate between GEL and USD? No. The National Bank of Georgia publishes an indicative daily rate, which moves, unlike a currency peg. Check the live rate with your bank at the time you transfer funds.

What if I'm paying from euros, dirhams or riyals? You will convert at some point, at a rate your bank or payment provider sets, not Orven or the developer. Confirm this cost with your bank before committing to a payment schedule.

Does a longer payment plan carry more currency risk? Generally yes, since there is more time for rates to move between your contract currency and your funding currency. Raise the question for any multi-year schedule before you reserve.

Can Orven guarantee an exchange rate for my purchase? No. Orven can confirm which currency a project is priced in, but the conversion rate and any related fees are set by your bank or payment provider, not by Orven.
