The AED/USD peg: what it means for a Dubai property investor

The dirham is fixed to the US dollar at 3.6725, not floating against it. Here is what that fixed rate actually changes for a buyer paying in euros, pounds, Moroccan dirhams, riyals or naira, without a single exchange-rate forecast.

The United Arab Emirates dirham is pegged to the US dollar at a fixed rate of 3.6725, set by the UAE Central Bank. That single fact changes how a property price in AED behaves for a buyer paying in a currency other than dollars, compared to how it would behave if the dirham floated freely. This guide stays on that mechanism: what a fixed peg means, and does not mean, for an investor converting from euros, pounds, Moroccan dirhams, Saudi or Gulf riyals, or naira. It does not forecast where any currency is headed.

What "fixed" actually means here

A floating currency moves against others every day, for reasons that have nothing to do with any single transaction. A pegged currency does not move against the currency it is pegged to, by design: 1 US dollar has converted to 3.6725 AED for a long period, and that conversion does not fluctuate the way a market rate does. For a price quoted in AED, this means the dollar side of the equation is fixed and predictable; your own currency's movement against the dollar is the only variable left in the conversion, and that movement is set by currency markets, not by anything related to the property itself.

What changes for a euro-based buyer

An investor paying in euros is converting twice in effect: euros to dollars, dollars to dirhams at a fixed rate. Because the AED/USD leg never moves, the entire exchange-rate exposure in that chain sits in the euro/dollar rate alone, which your own bank quotes at the time of each transfer. This is not unique to property, and Orven does not publish or forecast a EUR/AED rate, because doing so would require tracking a floating market this guide is not positioned to call. What can be said with certainty is that the AED side of the calculation does not add a second layer of currency risk on top of the euro/dollar rate; it removes one.

What changes for buyers in pounds, Moroccan dirhams, riyals or naira

The same logic applies regardless of which currency you start from. A buyer converting from British pounds, Moroccan dirhams, Saudi or other Gulf riyals, or Nigerian naira is exposed to how that currency moves against the US dollar, exactly as a euro-based buyer is; the AED leg of the conversion stays fixed in every case. For a currency that has moved significantly against the dollar over time, this means a property priced in AED effectively tracks the dollar from that buyer's perspective, which is a different exposure than holding an asset priced in their own home currency. Whether that is a reason to buy is a personal and financial decision, not a point this guide argues either way; a financial adviser familiar with your own currency situation is better placed to weigh that than Orven is.

Converting a published price

To convert any AED price published on an Orven project page into US dollars, divide by 3.6725; the result is exact, because the rate itself does not move, unlike a EUR/AED or GBP/AED conversion, which changes with the market at the moment you check it. Our guide on what currency Dubai property prices are quoted in sets out how prices appear on project pages and how to read them before converting. Our guide on dubai property prices in 2026 lists the published starting prices across the Orven selection, in AED, as a starting point for your own conversion.

What the peg does not tell you

A fixed exchange rate says nothing about whether a property's price will rise, fall or stay flat, and it says nothing about rental demand, resale conditions or any other aspect of the investment. It is a currency mechanism, not a market forecast, and this guide does not use it to suggest one. If your decision depends on how your own currency might move against the dollar over the coming years, that is a question for a currency or financial adviser in your own market, not for a property guide.

Ask your adviser how this applies to your currency

FAQ

Does the AED/USD peg mean dirham prices never change in dollar terms? Correct, as long as the peg holds at 3.6725. A price of AED 1 million converts to a fixed USD figure, unlike a currency pair that floats and changes by the day.

Does this remove currency risk for a euro or pound-based buyer? It removes one layer. Your own currency's movement against the US dollar still applies; the peg only fixes the AED side of the calculation.

Can Orven tell me where my own currency is headed against the dollar? No. That is a question for a currency or financial adviser in your own market. This guide explains the mechanism, not a forecast.

How do I convert a published AED price to my own currency? Divide by 3.6725 to get an exact US dollar figure, then convert that dollar figure to your own currency at your bank's current rate at the time of the transfer.
