Three recent launches in the Orven selection carry a published date: Mercedes-Benz Places | Binghatti City, Everly Place, and the first phase of Bay Estate. This guide explains what each date means in practice and what a launch typically involves.
How we selected these projects
We limited this guide to launches with a date confirmed in our own fact sheet, drawn from the developer's own announcement. We did not estimate a launch date for any project where one is not published. The projects below are listed by announcement date, not by which one is a better opportunity.

Three other projects referenced elsewhere in the Orven selection, The Waterway by Prestige One, Valia and The Woods Abode, do not carry a published launch announcement date in our fact sheet, so they are not included in this comparison, even though all three are recent additions to the collection.
The three launches, one by one
Mercedes-Benz Places | Binghatti City was announced on 15 January 2026 as a planned 12-tower community anchored by a central Grand Promenade. Its lowest published starting price applies specifically to Project Maybach studios, while larger four- and five-bedroom homes sit in a separate section called Vision Iconic, and the payment plan is confirmed at 20/50/30. Everly Place was announced on 16 June 2026 as a planned collection of 209 residences at Meydan Horizon, with a lagoon-facing pool, a club lounge and a bowling alley among its amenities, though no price is published yet. Bay Estate launched its first phase at the Verda district, with a deposit due in October 2026 and a staged payment plan running through to an estimated end of construction in January 2031; its prices are published as averages across unit types, not a single starting figure.

What a launch typically involves
At launch, a developer usually opens a first allocation of units and floor plans, often with an early-bird price tier tied to a specific phase or tower. Choosing early can mean a wider pick of units and floors, but it also usually means less built information to verify on-site; your adviser walks through what is confirmed by the developer versus what remains to be finalised before you commit any deposit.
What is still on request
Current pricing beyond the Project Maybach studio figure at Binghatti City is on request, and availability varies by tower. Everly Place's price and payment plan are not published. Bay Estate's figures are averages, not a starting price, and the number of units, an official launch date beyond the deposit date, and service charges are not published for that project.
Buying remotely, step by step
Every step in the Orven collection can be completed from abroad: reservation, payment into the escrow account controlled by the Dubai Land Department, and registration. Off-plan reservations go through Oqood registration at fixed fees confirmed in your contract, rather than the 4% Dubai Land Department fee that applies to a completed resale. This process stays the same at launch and at later phases alike; what changes at launch is the unit and floor plan choice available, not the registration path itself.
