Published payment plans vary meaningfully across Ras Al Khaimah's current collection, from a straightforward two-stage split to multi-stage and post-handover structures. This guide compares what each project publishes, recalculates the instalment amounts on the published entry price, and sets out who each structure tends to suit, without inventing a detailed instalment calendar where none is published.

30/70: Tonino Lamborghini Residences and Radisson Blu Hotels, RAK Central

A 30/70 split is the simplest structure in our selection: 30% due before completion, 70% at handover. On Tonino Lamborghini Residences' AED 1.69 million entry price, that is AED 507,000 and AED 1,183,000. On Radisson Blu Hotels, RAK Central's AED 1.35 million entry price, that is AED 405,000 and AED 945,000. Neither project publishes the detailed instalment calendar behind the 30%, so that schedule is confirmed by your adviser rather than assumed.

10/40/50: Aqua Arc and Pelagia

Both projects publish the same three-stage structure: 10% at reservation, 40% during construction, 50% at completion. On the AED 2.3 million entry price shared by both, that is AED 230,000 at reservation, AED 920,000 during construction and AED 1,150,000 at completion.

Costa Mare's construction-indexed plan

Costa Mare publishes a more detailed structure than a simple split: 20% at reservation plus an AED 3,000 RERA fee, 10% at 90 days, 10% at 180 days, 5% at each of several construction milestones (20%, 30%, 40%, 50%, 60% and 70% complete), 30% at handover, plus a further 4% at handover for title registration. Price is on request, so no total instalment amounts are shown here; your adviser calculates these once a unit and price are confirmed.

Nura: two options at the same entry price

Nura publishes two alternative structures at the same AED 800,000 entry price: a standard 40/60, due AED 320,000 before completion and AED 480,000 at completion, or a special 60/40, due AED 480,000 before completion and AED 320,000 at completion. Which option is currently available is confirmed by your adviser.

Skai: three options, including post-handover

Skai publishes three plans at its AED 877,000 entry price: standard 50/50 (AED 438,500 each stage), advanced 70/30 (AED 613,900 before completion, AED 263,100 at completion), or a post-handover 60/40, where 40% is paid after delivery. Confirm with your adviser which option applies to a specific unit and whether all three remain available.

Cape Hayat: cash versus post-handover

Cape Hayat publishes a cash plan of 40/60 (AED 280,000 and AED 420,000 on its AED 700,000 entry price) or a post-handover plan of 50/50 spread over 2 or 3 years with a 10% down payment, available only on 1 and 2-bedroom units. This is the most accessible post-handover structure in our selection by entry price.

Which structure tends to suit which buyer

  • A simple, predictable split. The 30/70 plans at Tonino Lamborghini Residences and Radisson Blu Hotels, RAK Central suit a buyer who wants one before-completion figure and one at-handover figure, without tracking construction milestones.
  • Spreading risk against visible progress. Costa Mare's construction-indexed plan suits a buyer who prefers paying in step with visible building progress rather than in two large instalments.
  • Lower cash needed before handover. Cape Hayat's post-handover 50/50, for 1 and 2-bedroom units, and Skai's post-handover 60/40 both reduce the amount due before delivery, at the cost of continuing payments afterward.
  • Flexibility to choose a structure. Nura and Skai both publish more than one option at the same entry price, which suits a buyer who wants to compare before-completion cash needs directly.

Confirming the exact numbers with Orven

Every figure above is recalculated from a published entry price and should be treated as illustrative rather than a quote for a specific unit; the market value used at registration and the exact unit price confirm the real numbers. Our guide on construction-linked payment plans and our guide on what a post-handover payment plan means cover these structures in more general terms. Message Orven on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com with the project and typology you are considering, and your adviser confirms the exact instalment schedule before you reserve.
