Dubai property between 2 and 3 million AED: published prices and what a 20% plan looks like

Fior 1 at Rashid Yachts & Marina, developer visualisation

Two projects in the Orven selection currently publish a developer starting price between AED 2 million and AED 3 million: Fior 1 at AED 2.2 million and Chelsea Residences' one-bedroom homes at AED 2.17 million. Both individually clear the AED 2 million mark that opens the door to a Golden Visa application, under conditions to confirm with the authorities. Only Chelsea's payment plan is published in detail; Fior 1's is on request.

Fior 1 sits inside Emaar's Rashid Yachts & Marina, with a marina-view infinity pool and a promenade running through the community. Chelsea Residences is DAMAC's branded collection in Dubai Maritime City, with a two-, and three-bedroom range priced above this one-bedroom entry point.

Clearing the Golden Visa threshold

Both starting prices in this band sit above the AED 2 million threshold that opens the door to a Golden Visa application, under conditions to be confirmed with the authorities. See our guide on the Golden Visa property threshold for how that application generally works. Buying a unit at AED 2.17 million or AED 2.2 million does not guarantee approval; the standard conditions still apply.

Chelsea's published 60/40 plan, costed on AED 2.17 million

Chelsea Residences publishes a schedule of 20% at reservation, then 40 monthly instalments of 1% each from month 3 to month 42, followed by 40% at handover, plus the 4% DLD fee on top of the deposit. On the AED 2.17 million one-bedroom starting price, that works out as follows.

StageShareAmount (AED)≈ USD
Reservation20%434,000≈ 118,200
Monthly instalments (months 3-42)40% total, 1% per month≈ 21,700 per month≈ 5,900 per month
Handover40%868,000≈ 236,400

Handover is scheduled for December 2029 (brochure figure, verified 17 September 2026). Fior 1's payment plan has not been published on Emaar's official page, so your adviser confirms the exact schedule before you reserve.

Converting to US dollars, not euros

The dirham is pegged at a fixed 1 USD = 3.6725 AED, so AED 2.2 million converts to a stable figure of about 599,000 USD, and AED 2.17 million to about 590,900 USD. The euro-dollar rate is not fixed and moves daily; Orven never publishes a set euro conversion. If your budget is in euros, take today's rate from your bank and apply it to the USD figures above.

What is still on request in this range

Several other projects in the selection could land between AED 2 and 3 million once a price is published, but none has released one yet: Coastal Haven, Luxury Canal Residences, Hilton Residences, Sanctuary Residences and Golf Residences among them. Chelsea's own two-bedroom homes, published at AED 3.13 million, sit just above this band; see our guide on Dubai property prices in 2026 for how the wider market is currently priced, or ask your adviser directly.

How the money is actually held

Every instalment on an off-plan purchase, whether it is Chelsea's monthly 1% payments or a deposit on Fior 1, goes into an escrow account controlled by the Dubai Land Department rather than directly to the developer. Progress can be checked through the DLD's own Project Status Enquiry service. See our guide on how an escrow account works in Dubai for what that protection actually covers, and what is Oqood for how the off-plan registration itself is recorded before title deed transfer.
