New property launches in Dubai: recent projects in the Orven selection
Recent Dubai launches in the Orven selection include Mercedes-Benz Places | Binghatti City, Everly Place, The Woods Abode, Valia, Chelsea Residences and The Waterway, with published dates where the developer has confirmed them.

New property launches in Dubai move fast, and the safest way to track them is through published developer dates rather than rumour. In the Orven selection, the most recent launches are Mercedes-Benz Places | Binghatti City, announced on 15 January 2026, and Everly Place, announced on 16 June 2026; The Woods Abode, Valia, Chelsea Residences and The Waterway by Prestige One were added to the selection more recently as well. Reserving at launch means acting on an Expression of Interest and a reservation fee before the full sales documents are finalised, which carries its own risks and its own advantages.
What counts as a recent launch in this selection
A "launch" is the point at which a developer opens sales on a project, usually with an Expression of Interest window before official reservation begins. Two projects in the Orven selection carry a developer-published launch date:
| Project | Developer | District | Launch date published | |
|---|---|---|---|---|
| Mercedes-Benz Places \ | Binghatti City | Binghatti | Meydan, Nad Al Sheba | 15 January 2026 |
| Everly Place | Ellington Properties | Meydan Horizon, MBR City | 16 June 2026 | |
| The Woods Abode at Sobha Sanctuary | Sobha Realty | Sobha Sanctuary, Dubailand | Handover 2029, no launch date published | |
| Valia | Emaar | Dubai Creek Harbour | No launch date published | |
| Chelsea Residences by DAMAC | DAMAC | Dubai Maritime City | ACD December 2029 (brochure) | |
| The Waterway by Prestige One | Prestige One | Meydan Horizon | No launch date published |
Where a launch date is not published, your adviser confirms the current sales phase and what is actually available before you commit to anything.
What a launch event actually is
A project launch event is the developer's own presentation of a new phase, usually combined with an opening for reservations on the units released that day. Attending in person is not a requirement to buy; Orven follows launches on your behalf and sends the released unit list, floor plans and payment plan as soon as they are public. Our guide to what a project launch event is and whether you should attend covers what actually happens on the day and what you can do remotely instead.
Can you reserve before the official launch
Some developers open a pre-launch registration list before the official sales date, which does not guarantee a unit but places you earlier in the queue when reservations open. This is different from paying a reservation fee, which only happens once the project is officially selling. Our guide on reserving before the official launch explains the difference and what registering early actually secures.

What "sold out" means for you
A launch phase selling out quickly is common for well-marketed projects, and it does not mean the project itself is closed to buyers. Developers typically release inventory in phases, so a "sold out" first release is often followed by a second release with different pricing and unit availability. Our guide on what a sold-out launch means for you sets out what to expect next and how to stay informed on the following phase.
Reserving a launch unit from outside the UAE
Reserving at launch from abroad follows the same steps as any off-plan purchase in the Orven selection, adjusted for the pace of a launch window.
- Tell your adviser your budget and target district on WhatsApp or email; we flag matching launches as they open.
- Once a project is officially selling, we send the released unit list, published payment plan (where confirmed) and floor plans.
- The reservation form and sale agreement are signed electronically, with a copy of your passport.
- The reservation payment goes to the project's escrow account, controlled by the Dubai Land Department.
- Oqood registration follows, and your adviser tracks construction with you through to handover.
Because launch inventory moves quickly, the main risk is reserving on a payment plan or unit type you have not fully reviewed. Read the schedule before you sign, and treat anything not yet published, price, exact handover month, unit mix, as "confirmed by your adviser" rather than assumed.

FAQ
Do I need to attend a launch event in person to reserve a unit? No. Orven follows launches on your behalf and sends the released unit list, floor plans and payment plan as they become public, so you can reserve remotely.
Is a payment plan always published at launch? Not always. Mercedes-Benz Places | Binghatti City has a published 20/50/30 plan; several other recently launched projects list pricing and payment plans as on request, and your adviser confirms them before you reserve.
What happens if a launch phase sells out before I reserve? Developers commonly release further phases with their own pricing and availability. Your adviser tells you when the next phase opens for the project you are following.
Can I register interest before a project officially launches? Some developers open a pre-launch list that places you earlier in the queue once reservations start, but it does not reserve a specific unit or guarantee availability.
Is reserving at launch riskier than buying later in construction? It carries a different risk profile: less can be confirmed in writing at launch, so read the payment schedule carefully and rely on your adviser to confirm what is not yet published.
