Dubai Payment Plans for an Israeli Buyer, Compared

Coastal Haven's 20/80, Hilton Residences and FAUCHON's 20/40/40, Luxury Canal and Sanctuary's 20/45/35, Golf Residences' 20/20/60: the Prestige One plans, with amounts per AED 2 million.

Unlike Batumi's collection, where each project publishes its own payment structure, Orven's Dubai projects under Prestige One follow a small set of recurring splits. This guide lines them up for an Israeli buyer, with amounts calculated against the AED 2 million Golden Visa threshold as a reference point only.

The plans, as published

ProjectAreaPayment planEntry price
Coastal HavenDubai Islands20% reservation, 80% on handover (bank financing possible, subject to lender approval)Price on request
Hilton ResidencesDubai Maritime City20% reservation, 40% construction, 40% handoverPrice on request
FAUCHON RésidencesJumeirah Garden City20% reservation, 40% construction, 40% handoverPrice on request
Luxury Canal ResidencesDubai Islands20% reservation, 45% construction, 35% handoverPrice on request
Sanctuary ResidencesMeydan Horizon20% reservation, 45% construction, 35% handoverPrice on request
Golf ResidencesDubai Sports City20% reservation, 20% construction, 60% handoverPrice on request

Coastal Haven is the only project in this collection confirmed on a 20/80 split; the rest divide the remaining 80% between a construction-stage payment and handover, in varying proportions.

What the amounts look like on an AED 2 million property

Since every project above publishes price on request, the table below uses the AED 2 million Golden Visa threshold purely as a reference figure to show what each split means in practice, not as a stated price for any project.

Plan20% reservationConstruction stageHandover
20/80 (Coastal Haven)AED 400,000-AED 1,600,000
20/40/40 (Hilton, FAUCHON)AED 400,000AED 800,000AED 800,000
20/45/35 (Luxury Canal, Sanctuary)AED 400,000AED 900,000AED 700,000
20/20/60 (Golf)AED 400,000AED 400,000AED 1,200,000

The Dubai Land Department's 4% registration fee, typically split 2% seller and 2% buyer, adds a further AED 80,000 on top of an AED 2 million price, payable separately from the instalments above.

How the construction-stage share changes your cash flow

The percentage due during construction is the part most affected by the split you choose. At 20/20/60, Golf Residences asks for only 20% between reservation and handover, concentrating most of the price at the end; at 20/45/35, Luxury Canal Residences and Sanctuary Residences ask for close to half the price during construction, with a smaller amount due on handover. Neither structure is better in general terms: a buyer who expects a lump sum later, from a sale or a maturing deposit elsewhere, may prefer a plan weighted toward handover, while a buyer who wants to spread cash flow evenly may prefer a more balanced construction-stage share.

Off-plan payments and the escrow account

Every instalment above an off-plan Prestige One purchase is paid into an escrow account controlled by the Dubai Land Department, rather than directly to the developer. Construction progress tied to that account can be checked through the DLD's "Project Status Enquiry" service, which gives a buyer a way to confirm that each instalment is being released against actual progress on site rather than simply trusting the developer's own updates.

Why the entry price matters more than the split

Because all six projects publish price on request, the actual AED amount for each instalment depends on the price your adviser confirms with Prestige One for the specific unit you choose, not the AED 2 million reference figure used above. A smaller or larger unit changes every number in the tables while the percentages themselves stay the same.

Bank financing, where it applies

Coastal Haven's plan notes that bank financing is possible for certain non-residents, always subject to the lender's own approval; this is not stated the same way for the other five projects, and financing availability for any of them is confirmed with your adviser and the relevant bank rather than assumed.

Comparing against Batumi

For an Israeli buyer who has already looked at Batumi's project-by-project plans, such as Radisson Blu Residences Gonio's 20/40/40 on a published USD 149,500 price, the Dubai difference is the price itself: Batumi projects generally publish a figure, while Dubai's Prestige One collection publishes price on request throughout. See our Batumi off-plan payment plans compared alongside this guide, and the Golden Visa's AED 2 million threshold explained for the reference figure used above.
