Paying a Dubai developer from a bank account abroad: the compliance steps
What happens when you pay a Dubai developer from an account held abroad: AED pricing, the escrow account, the documents the bank and developer request, and why there is no crypto or third-party payment shortcut.

Paying a Dubai developer from a bank account held abroad follows the same path for every international buyer: funds move from your own bank, through its international transfer process, into the project's escrow account, in AED, according to the schedule set in the sale contract. The steps below set out what is checked along the way, and what is not available as a shortcut.
The price and the schedule are in AED
Dubai projects publish their payment plans in AED. At Prestige One, for example, Hilton Residences and FAUCHON Résidences apply 20% on reservation, 40% during construction and 40% on handover; Coastal Haven applies 20% on reservation and 80% on handover. Starting prices remain on request and are confirmed by your adviser for the unit you choose.
The escrow account, not the developer directly
Funds are paid into an escrow account controlled by the Dubai Land Department (DLD), not into a developer-held account. Construction progress can be checked through the DLD's own status service, which is one of the safeguards built into an off-plan purchase.
Documents the bank and developer typically request
Before accepting a transfer of this size, your own bank and the receiving bank in the UAE generally ask for:
- bank statements supporting the source of the funds being transferred;
- the signed reservation or sale contract for the unit;
- documentation establishing where the funds originated, such as an employment contract, a registered business, or proceeds from the sale of another asset.
The exact list depends on the banks involved and is confirmed directly with them before you initiate a transfer. Our guide on source of funds and KYC for a Dubai property purchase covers this in more detail.
What is not an option
Orven does not suggest any way to work around banking controls, currency rules or sanctions, and does not advise paying through cryptocurrency or any third-party payment scheme as a way to simplify or speed up a Dubai property purchase. Every payment is expected to follow the standard bank-to-escrow route, with full documentation.
Paying in a currency other than AED
The receiving side in Dubai accepts payments processed through the standard international banking system; our guide on can I pay in euros or dollars explains the principle on that side. Conversion terms and any fees applied on your end are set by your own bank, not by Orven or the developer.

Keeping a record for every instalment
An off-plan schedule means several transfers over time, not a single payment. Keeping a clear record of each instalment, the date it was sent, the reference used, and the confirmation received from both your bank and the escrow administrator, makes the next transfer easier to justify if your bank asks for a history of the transaction. Your Orven adviser can confirm, before each due date, the exact amount and reference expected for that stage of the schedule.
Moving forward with Orven
Message Orven on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com before initiating a transfer. Your adviser confirms the exact payment schedule for the project you are considering and the escrow account details, so you can present a complete file to your bank. Our guide on buying property in Dubai from Russia covers the broader purchase process.
Confirming the escrow details before the first transfer
Before sending the first instalment, ask your adviser to confirm the exact name and details of the escrow account tied to your specific unit, rather than relying on a general project reference. Escrow accounts are typically set up per project, and sending funds against the wrong reference can delay how quickly a payment is matched to your file. A short confirmation step with your adviser before each transfer avoids this kind of delay.
A single point of contact for the payment file
If more than one person is involved in managing the purchase, it helps to designate one main point of contact with your Orven adviser for all payment-related questions, even if the funds themselves come from a joint or family account. This keeps instructions consistent across instalments and avoids conflicting requests reaching the bank or the escrow administrator.

FAQ
Can I pay a Dubai developer directly, without going through escrow? No. Off-plan payments are held in an escrow account controlled by the DLD, not paid directly to the developer.
Does Orven accept payment in cryptocurrency? No. Orven does not advise on cryptocurrency as a payment method for a Dubai property purchase.

Is there a faster route that skips the standard checks? No. Orven does not suggest any way to work around banking controls, currency rules or sanctions.
