Buying property in Dubai and Batumi from Russia
Russian-speaking buyers look at two destinations in our collection: Dubai, with its off-plan market and Golden Visa route, and Batumi, on Georgia's Black Sea coast, where prices are often published in US dollars. Orven Properties presents both side by side, with the same compliance standards for every buyer.
Two destinations, two frameworks
In Dubai, each sale to a foreign buyer is registered with the Dubai Land Department and off-plan payments are held in escrow. In Batumi, a foreigner can buy an apartment; agricultural land is reserved by the Georgian Constitution, and property rights are registered with the National Agency of Public Registry.
Your adviser helps you compare projects on their published terms only: price as displayed, payment plan and completion date.
Entry budget and payment plans
In Dubai, Prestige One projects such as Hilton Residences publish 20% on booking, 40% during construction and 40% on completion. In Batumi, several developers publish their own instalment plans. The figures below are those displayed on our project pages today, in their original currency.
Residence routes
In the UAE, a property investment of at least AED 2 million opens the right to apply for the Golden Visa, under conditions to be confirmed with the authorities. In Georgia, owning property (other than agricultural land) with a market value exceeding USD 150,000, established by a certified valuer, can support a short-term residence permit issued for one year at a time, under conditions to be confirmed with the Georgian authorities.
Transfers and taxes
How funds can be transferred is decided by the banks involved and by the rules that apply to you: confirm the route with your bank before reserving. There is no tax on rental income or capital gains for individuals in the UAE. In Georgia, the Tax Code sets a 5% tax on residential rental income received by an individual who deducts no expenses; current rules are to be confirmed with a tax adviser, as is your tax position in your country of residence.
Compliance comes first
Every purchase goes through identity checks (KYC) by the developer, the banks and Orven, and you will be asked to document the source of your funds. We work only with transfers that the banks accept after their own checks. We do not advise on avoiding sanctions, banking controls or currency rules, and we do not arrange crypto payments.
Remote support
Reservation, payment and registration can be handled remotely in both cities, with one Orven adviser following the file in English, French or Arabic. Calls are booked at the time that suits you.
