Why Russian investors already know Dubai

A large Russian-speaking community has settled in Dubai over the past years, visible across Business Bay, Dubai Marina and the newer waterfront districts, and the city has become a natural place for Russian buyers to hold an asset priced in dirhams, fixed to the US dollar, outside the rouble. Individuals pay no local tax on rental income or capital gains in the UAE, and every off-plan payment sits in an escrow account controlled by the Dubai Land Department, released only against verified construction progress.

A reservation at Fior 1 by Emaar, at Rashid Yachts & Marina, starts from a developer-advertised price of AED 2.2 million, subject to confirmation of the current unit and price. The process runs remotely, and an adviser who already works daily with Russian-speaking clients can walk you through each step in Russian or English.

Six steps from Russia to the title deed

  1. Set the total budget. Unit price, the 4% DLD registration fee, developer administrative charges and Oqood registration, priced in dirhams by your Orven adviser.
  2. Choose the project. A marina-facing apartment suits a buyer prioritising a waterfront setting; a Creek-facing address suits one wanting proximity to Downtown Dubai.
  3. Reserve electronically. The reservation form and sale agreement are signed online with a copy of your Russian passport.
  4. Transfer the deposit. The payment leaves your bank, or an account held abroad, and lands in the project's escrow account at a UAE bank.
  5. Register on Oqood. The Dubai Land Department records your unit against the developer's title.
  6. Track construction. The DLD's Project Status Enquiry service shows verified progress until the title deed is issued in your name.

Sending the transfer to the escrow account

Which bank can process your transfer, and through which route, depends on your current banking relationships and on the sanctions and compliance rules in force at the time, which change and should be checked with your own bank before you commit a deposit. Many Russian buyers instead fund the purchase from an account already held outside Russia, where one is available, or structure the payment with their adviser's guidance once a unit is chosen. Orven does not act as your bank or your compliance adviser on this point, but can point you toward the documentation a receiving UAE bank will ask for.

Orven charges the buyer no commission; our fee comes from the developer. Brokerage runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). The UAE itself levies no tax on an individual's rental income or resale gain; what Russia expects on income or assets held abroad is a question for a Russian tax adviser. Moscow sits around one hour behind Dubai for most of the year, close enough for a single working day to cover a call with your adviser; the gap narrows or widens further east across Russia's own time zones.

Three projects that fit different Russian profiles

Fior 1 by Emaar brings one- to three-bedroom apartments to Rashid Yachts & Marina, from AED 2.2 million, subject to confirmation, with a marina-view infinity pool and landscaped gardens.

Porto View, in the same community, starts from AED 1.93 million, subject to availability, with apartments and townhouses beside the marina and shared facilities including an infinity pool.

Valia by Emaar, at Dubai Creek Harbour, starts from AED 1.96 million, subject to availability, with views across the Creek and the Ras Al Khor Wildlife Sanctuary, a fit for a buyer who prefers a setting closer to the city centre.

Send your budget and your objective to WhatsApp +971 52 776 1939 or sales@orvenproperties.com. An adviser replies with units actually available and a confirmed payment schedule.

What happens once you reserve

Once your deposit clears in the project's escrow account, the Dubai Land Department records the unit against the developer's title through Oqood, and your adviser takes over the rest of the schedule: a reminder ahead of each instalment, construction progress checked against the DLD's public registry, and a direct WhatsApp line for anything specific to your file.

A Russian buyer new to Dubai's off-plan framework sometimes asks what protects the deposit if a transfer route changes mid-process. The escrow structure itself does not depend on how the money arrived: once it clears into the project's account, it is released only against verified construction progress, under DLD control, regardless of the banking path used to get there.

FAQ

Do I need to visit Dubai before reserving from Russia? No. The reservation, sale agreement and escrow payment can all be completed remotely, with a copy of your passport and an electronic signature.

Which bank route should I use for the transfer? This depends on your current banking relationships and on rules that change; confirm the current route and requirements with your own bank or a specialist adviser before reserving.

Can a Russian buyer get financing from a UAE bank? Some non-residents qualify, subject to the lender's approval and a valuation of the unit.

Does the purchase support a Golden Visa application? A property worth AED 2 million or more, alone or combined with other units, can support an application under conditions set by the authorities.

Is the published starting price guaranteed for any unit I choose? No. It reflects the developer's advertised entry point at the time of verification; your adviser confirms the current price and availability for the specific unit you want.
