FROM MAURITIUS

Invest in Dubai from Mauritius

Mauritius has a long habit of international finance and a diaspora spread across several continents. For Mauritian investors, Dubai offers off-plan homes paid in stages and a residence route for property owners, with Orven Properties as a single remote contact.

Why Mauritian investors look at Dubai

Business owners and professionals in Port Louis and Ebène are used to cross-border investment and often want real estate in a second jurisdiction. In Dubai, every sale is registered with the Dubai Land Department and off-plan payments are held in escrow.

Mauritians abroad, in the Gulf, Europe or Africa, follow the same process and can manage it from wherever they live.

Entry budget and payment plans

Payment plans let you spread the price over construction. Prestige One, developer of Hilton Residences, publishes 20% on booking, 40% during construction and 40% on completion. The figures listed below are taken from our project pages as displayed today.

Golden Visa

A property investment of at least AED 2 million opens the right to apply for the Golden Visa, under conditions to be confirmed with the authorities. Your adviser shows you which units reach that level.

Transfers and taxes

Transfers from Mauritius and any related formalities are to be confirmed with your bank. There is no tax on rental income or capital gains for individuals in the UAE; how the income is treated in Mauritius is a question for your tax adviser.

In Dubai, the DLD registration fee is 4% of the price.

Remote support in English or French

Reservation, payment into escrow and registration with the Dubai Land Department can be completed without travelling. Your Orven adviser speaks English and French and stays your single contact from shortlist to handover.
