What Everly Place is
Everly Place is a residential project by Ellington Properties at Meydan Horizon, inside Mohammed Bin Rashid City. Ellington announced it on 16 June 2026 with 209 planned residences. The setting is lagoon-side: the building faces the water, and the shared spaces are laid out around leisure and wellbeing rather than around a road.
The collection covers one- to three-bedroom apartments. Two details from the developer's publication matter when you compare floor plans:
- Study layouts feature in the collection. A one- or two-bedroom apartment with a study is a different product from the same apartment without one, and it is priced separately.
- The three-bedroom homes are published with a study.
Sizes, orientations and the number of units per type are sent on request, from the current floor plans. The images you see on the project page and in this guide are the developer's renderings, not photographs of a site under construction. They show the design intent; the sales agreement defines what you buy.
The published amenities
Ellington lists the following facilities for Everly Place:

Read this list as a signal about the intended resident. A club lounge with a bowling alley, indoor and outdoor play for children and barbecue areas point to a building designed for families and long-stay tenants who use the amenities daily, not for a purely hotel-style rotation.
Meydan Horizon, a district built around lagoons
Meydan Horizon is a new district in Mohammed Bin Rashid City, organised around crystal lagoons and landscaped walkways. It is still being built out, which is why we stay qualitative here: distances and infrastructure dates are not published for this project, and Orven does not add any.

Price and payment plan
Here is exactly what is published and what is not.
- Starting price: current pricing on request. Ellington does not publish a fixed starting price that Orven can print, and prices move with each release.
- Payment plan: on request. The schedule is stated in the sales documents for the unit you choose, and your adviser confirms it in writing before you pay anything.
- Handover: on request. Orven quotes only the date in the sales documents in force at reservation.
Whatever the schedule, off-plan payments in Dubai go to an escrow account opened for the project with a UAE bank and controlled by the Dubai Land Department. The developer draws on it as construction milestones are certified, and you can check the project's status yourself through the DLD's Project Status Enquiry service.
On top of the price, budget for the Dubai Land Department registration fee of 4%, the Oqood registration for an off-plan sale (a fixed fee, confirmed in the contract), the developer's administrative charges and your bank's transfer costs. Ask for a written estimate of the total before you reserve.
Bank financing is possible for some non-residents, always subject to the lender's approval and valuation. Treat it as an option, not a given.

Which investor Everly Place suits
Take an investor in Lagos who already owns a rental flat at home and wants a Dubai apartment that a family will rent for a year at a time. The study layouts and the family-oriented amenities fit that use. The same goes for a couple in Toronto planning to spend part of the year in Dubai and rent the apartment out the rest of the time.
A buyer in London comparing several lagoon-side projects can put Everly Place next to The Waterway and Sanctuary Residences and decide on developer, layout and schedule rather than on location, since the district is the same.
Two honest limits. First, any rental figure you come across is an illustration, not a forecast: rents will depend on the market at handover, and Orven does not publish yields. Second, rental income is not taxed in the UAE for individuals, but your country of residence may tax it. Check with your own adviser.
