Meydan Horizon: the new district of The Waterway and Everly Place

What Meydan Horizon is
Meydan Horizon is a new residential district inside Mohammed Bin Rashid City, on the Meydan side of the city, planned around a series of crystal lagoons. It is not a finished neighbourhood. It is a master plan with the first residential projects under construction, sold off-plan by several developers. For an investor in Paris, Dakar or Cairo, the useful way to think of it is as an inland waterfront: water views without the sea, in a central position rather than on the coast.
The only travel times in our verified data for the district come from the developer page of Sanctuary Residences, another Prestige One project at Meydan Horizon: Business Bay in about 10 minutes, Downtown Dubai in about 12 minutes and Dubai International Airport in about 18 minutes. We quote those for that project and do not extend them to others.
Why investors look at the district
Three characteristics explain the interest.
- Lagoon frontage at inland prices. The lagoons give the district a resort feel, and land inland is cheaper than land on the coast, which shows in the entry prices developers announce.
- A central position. The district sits between the Meydan racecourse, Ras Al Khor and the Business Bay corridor, close to where much of the city's office population works.
- Off-plan payment plans. Because the district is new, almost everything is sold on developer schedules with a booking payment, instalments during construction and a share on handover.
The flip side is that the district's amenities, schools and retail are being built alongside the homes. A tenant base has to form. Any yield figure you hear about Meydan Horizon is a projection, not an observation.
The Waterway by Prestige One
The Waterway is the Prestige One project we recommend first at Meydan Horizon. It offers one- and two-bedroom residences beside the lagoons, with Japanese-inspired interiors that favour simplicity and generous living space. The developer lists a swimming pool, Prestige One Fitness, a rock climbing wall, a rooftop barbecue and lounge, a rooftop sunset area and outdoor lounges with water features.

The smaller unit mix makes The Waterway the entry point of the Prestige One range in this district. If you want a third bedroom or a view towards the Ras Al Khor wildlife sanctuary, Sanctuary Residences by the same developer offers one- to three-bedroom homes on a plan of 20% at booking, 45% during construction and 35% on handover.

Everly Place by Ellington
Everly Place is the Ellington Properties project at Meydan Horizon. Announced on 16 June 2026, it brings 209 planned residences of one to three bedrooms to a lagoon-side plot; study layouts feature in the collection, and the three-bedroom homes are published with a study. The developer lists a lagoon-facing infinity pool, a club lounge with a bowling alley, fitness and yoga studios, a sauna with chromotherapy showers, indoor and outdoor children's play, and an outdoor cinema with barbecue areas.
Pricing and the payment plan for Everly Place are on request. With 209 residences, it is a smaller building than most towers in the district, which matters to buyers who prefer a boutique scale over a large community.
Which project for which buyer
- The first-time Dubai investor with a modest ticket usually starts with a one-bedroom at The Waterway, because the 20% booking payment is the smallest cash commitment in the district's Prestige One range.
- The family buyer or the investor targeting larger tenants looks at the three-bedroom homes at Sanctuary Residences or the three-bedroom with study at Everly Place.
- The buyer who wants a written construction schedule should ask for the plan of the exact unit before reserving, at any of the three projects.
A purchase of at least AED 2 million opens the right to apply for a Golden Visa, subject to the authorities' conditions. In a district priced for entry, that threshold is usually reached by combining units or by choosing a larger home.
How to buy from abroad

- Sign the reservation form and the sale agreement electronically with a copy of your passport.
- Transfer the booking payment to the project's escrow account, controlled by the Dubai Land Department.
- Pay the DLD registration fee of 4% of the price, the Oqood registration for off-plan units and the developer's administrative fee.
- Follow construction on the DLD's Project Status Enquiry service until the title deed is issued in your name.
