Abu Dhabi Off-Plan Payment Plans Compared

Only three of the nine projects in the Abu Dhabi collection publish a payment plan. Here is how Nawayef East, Muheira and Manchester City Yas Residences actually compare.

Most off-plan projects in Abu Dhabi are sold with a payment plan confirmed directly with the buyer rather than published on the project page, and the current Orven collection reflects that: six of nine projects are on request for both price and payment plan. The three that do publish a structure are worth reading side by side, since the splits themselves differ meaningfully, and none of them should be read as a template for the other six.

The three published plans

Muheira, Al Reem IslandAED 1.6 million50/50Detailed breakdown not published
Manchester City Yas Residences, Yas IslandPrice on request35/65 (non-Emiratis)5% at SPA, six instalments of 5% from 15 February 2027 to 15 July 2029, 65% on completion

Nawayef East's 40/60, in amounts

Nawayef East publishes both the split and the structure behind it: 10% as a deposit, 30% during construction, 60% at handover. On its AED 6.6 million entry price, that works out to AED 660,000 at deposit, AED 1,980,000 during construction, and AED 3,960,000 at handover, for a total of AED 6.6 million before fees. Add Abu Dhabi's 2% DARI registration fee, AED 132,000 on this entry price, on top, since registration costs are separate from the instalment schedule itself. Nawayef East's December 2028 delivery date gives a concrete timeframe against which to plan the construction-phase instalment.

Muheira's 50/50, with the detail still open

Muheira publishes the headline split, 50/50, but not the schedule behind it: whether the second 50% falls due entirely at handover, or is itself broken into further instalments, is not stated on the project page and is confirmed by your adviser. On the AED 1.6 million entry price, 50% works out to AED 800,000, with the 2% DARI fee adding AED 32,000 on top. Muheira's Q2 2029 delivery date is the reference point for the handover-linked portion of the plan.

Manchester City Yas Residences: two different plans, no amounts yet

Manchester City Yas Residences publishes a percentage structure without a price to apply it to, since the project is priced on request. For non-Emiratis, Option 1 runs 35/65: 5% at SPA signature, then six instalments of 5% each between 15 February 2027 and 15 July 2029, followed by 65% on completion. Emiratis follow a 30/70 split. A second option for non-Emiratis, 25/75 with a 2% discount, runs 10% at signature, 15% on 15 February 2027, and 75% at completion. None of these percentages can be turned into an amount until the project discloses a price; your adviser confirms current figures once they are published.

Reading a payment plan before you reserve

A published split like 40/60 or 50/50 tells you the proportion due at each stage, not necessarily the exact calendar behind it. Nawayef East is the clearest example in the collection, with both the split and the staged description published together. For Muheira and Manchester City Yas Residences, ask your adviser to confirm the instalment calendar in writing before you commit to a reservation. Whatever the plan, the 2% DARI registration fee (1% for musataha) sits on top of the instalments, not inside them, and is confirmed separately on the sale and purchase agreement for who actually pays it.

Comparing to Ras Al Khaimah's published plans

For a sense of how payment structures differ even within the UAE, our guide on Ras Al Khaimah's payment plans compared sets out the splits published there, under a different land department and a different fee structure, 2% buyer plus 2% seller rather than Abu Dhabi's SPA-determined split.
