Invest in Dubai from Canada

Buyers in Toronto, Vancouver, Calgary and Ottawa increasingly look at Dubai as a second market alongside Canadian real estate. Orven Properties guides you from the first shortlist to the Dubai Land Department registration, by video call and WhatsApp, at hours that suit your time zone.

Why Canadian buyers look at Dubai

Some Canadian investors already own at home and want exposure to a different market, with off-plan homes bought in stages rather than with one large cheque. Dubai offers a registration system run by the Dubai Land Department and escrow accounts for off-plan payments, which makes the process easy to follow from abroad.

There is no tax on rental income or capital gains for individuals in the UAE. As a Canadian tax resident, how that income is treated in Canada is a separate question to review with your accountant.

Entry budget and payment plans

Prestige One projects such as Hilton Residences publish a plan of 20% on booking, 40% during construction and 40% on completion, so most of the price is paid as the building rises. The figures below are taken from our project pages as they are displayed today; your adviser confirms current units and prices.

The UAE Golden Visa

A property investment of at least AED 2 million opens the right to apply for the Golden Visa, under conditions to be confirmed with the authorities. For Canadians who travel to the Gulf for work or family, it can add a long-term residence option to the purchase; your adviser explains which projects reach the threshold.

Moving funds and taxes

Payments are usually sent by international transfer from your Canadian bank: currency conversion, limits and paperwork are to be confirmed with your bank. Reporting foreign property and income to the Canada Revenue Agency is a point to check with your tax adviser before you buy.

On the UAE side, the Dubai Land Department registration fee is 4% of the price, and off-plan instalments go into an escrow account controlled by the DLD.

A purchase managed remotely

Reservation, payment into escrow and DLD registration can all be completed without travelling. Your Orven adviser schedules calls around Eastern or Pacific time and stays your single contact until the keys, in English or French.

YOUR QUESTIONS

Frequently asked questions

Can I buy property in Dubai from Toronto or Vancouver without travelling?

Yes. Reservation, payment into the DLD-controlled escrow account and registration with the Dubai Land Department can be completed remotely, with one Orven adviser following the file.

Is rental income from Dubai taxed?

There is no tax on rental income or capital gains for individuals in the UAE. Canadian tax rules may still apply to you as a resident: check with your tax adviser.

Do I need a Canadian mortgage to buy off-plan?

Not necessarily: off-plan payment plans spread the price over the construction period. Bank financing is possible for some non-residents, always subject to the lender's approval.
