The Radisson Blu RAK Central 30/70 payment plan, explained
Radisson Blu RAK Central publishes a 30/70 payment plan toward a Q4 2029 handover. Here is what that means in AED on the published starting price, and what still needs your adviser.

Radisson Blu Hotels, RAK Central, the BNW Developments project in RAK Central, publishes a 30/70 payment plan: 30% of the price before handover, 70% on completion. This guide walks through what that split means in AED on the published starting price, and what remains to be confirmed before you plan around it.
The split, in AED
On the AED 1.35 million starting price, a 30/70 split works out to:
| Share | Amount (AED) | When |
|---|---|---|
| 30% | 405,000 | Before handover |
| 70% | 945,000 | On completion |
These figures apply to the entry typology at the published starting price. An executive suite or the presidential suite, priced on request, carries proportionally larger amounts on the same 30/70 structure, confirmed against its actual price with your adviser.
What is not published inside the 30%
The project page confirms the 30/70 split, but not how the 30% is broken into instalments along the way. The number of payments, their size, and their timing between reservation and handover are not stated, so do not assume an evenly spaced schedule. Handover is set for Q4 2029, which is the longest horizon in our Ras Al Khaimah selection; the precise instalment dates within that window are confirmed by your adviser, who can request the developer's current schedule.
Converting the figures to your own currency
The UAE dirham is pegged to the US dollar at a fixed rate set by the UAE Central Bank. That peg does not change the AED figures above, but it does make converting them straightforward: dividing AED 405,000 or AED 945,000 by that fixed rate gives an exact US dollar figure at any time, since the AED/USD rate itself does not move the way a floating currency pair does. If you are paying in euros, pounds, or another currency, your own currency's movement against the US dollar is the only variable in the conversion; the dirham side of it stays fixed. This does not forecast where your own currency is headed, only that the AED figures themselves will not shift against the dollar between now and the Q4 2029 handover.
Preparing the 70% at completion
The larger share, AED 945,000 on the entry price, falls due on completion. With handover at Q4 2029, buyers have a long runway to prepare this portion, whether from savings or financing subject to lender approval. That extended timeline is itself a planning consideration: your financial position several years from now is harder to predict than a near-term payment, so building in a margin is worth discussing with your adviser.

Registration costs are separate from the 30/70 split
The figures above cover the purchase price only. Ras Al Khaimah does not use Dubai's DLD fee structure or Oqood registration; registering a sale with the Ras Al Khaimah municipality's land department (service ZL13) costs 2% of the market value from the buyer and 2% from the seller, plus AED 200 for plan issuance and AED 200 for the title. On the AED 1.35 million starting price, 2% is AED 27,000, though the real amount depends on the value used and the nature of the sale. Off-plan registration fees specific to this project are not published; confirm them with your adviser.
Golden Visa and the 30/70 structure
At the AED 1.35 million starting price, Radisson Blu RAK Central sits below the AED 2 million Golden Visa threshold, which applies under conditions confirmed by the authorities regardless of the payment plan. Whether an off-plan purchase paid in instalments counts toward the threshold at the contract price, or only once fully paid, is a question for the authorities. Our guide on confirming Golden Visa eligibility for an off-plan property sets out the open questions.
