Prestige One payment plans compared: 20/80, 20/40/40, 20/45/35, 20/20/60

Coastal Haven, Hilton Residences, FAUCHON, Luxury Canal, Sanctuary and Golf Residences each carry a different verified payment structure. Compare them by cash-flow shape, not by which is "best".

Four structures, one 20% starting point

Every Prestige One project in our selection starts with 20% at booking. What differs is how the remaining 80% is split between construction and handover. Four structures are verified in our records:

ProjectBookingConstructionHandover
Coastal Haven20%0%80%
Hilton Residences20%40%40%
FAUCHON Résidences20%40%40%
Luxury Canal Residences20%45%35%
Sanctuary Residences20%45%35%
Golf Residences20%20%60%
Mercedes-Benz PlacesBinghatti City20%50%30%

None of these is better in itself. Each moves the same 80% around the calendar differently, and the right one depends on how your own income and savings arrive over a build that typically runs two to three years, confirmed project by project by your adviser.

Reading the four shapes

Coastal Haven's 20/80 asks for nothing between booking and handover: your cash stays with you until the very end, when the full 80% falls due at once. Hilton Residences and FAUCHON split the remaining 80% evenly between construction and handover, spreading the commitment more steadily. Luxury Canal and Sanctuary lean slightly more towards construction, at 45/35. Golf Residences flips the weighting the other way, with only 20% during the build and 60% concentrated at handover, close to Coastal Haven's shape but arrived at differently, since Golf Residences also collects a construction instalment along the way. Binghatti City's 20/50/30 pushes further towards construction than any other project here.

Matching the shape to your situation

A buyer with irregular income, expecting a lump sum near completion from a bonus, a sale or a maturing investment, may prefer Coastal Haven or Golf Residences, where less is due during the build. A buyer with steady monthly income who would rather avoid one very large final payment may prefer Hilton, FAUCHON or Binghatti City, where the construction share absorbs more of the total. There is no universal answer: it is a cash-flow decision, not a judgement on which project is stronger.

What stays the same across all six projects

  • Every payment is transferred to an escrow account controlled by the Dubai Land Department, with release tied to certified construction progress.
  • Acquisition costs sit on top of the price in every case: the DLD's 4% registration fee and the Oqood registration for off-plan sales.
  • Bank financing is possible for some non-residents on the construction and handover portions, always subject to the lender's approval and valuation, never guaranteed at booking.
  • Starting prices and handover dates are on request; your adviser confirms them from the current sales documents for the specific unit.

How to compare without over-simplifying

Comparing headline percentages only tells part of the story. Two projects with the same 20/40/40 split, Hilton and FAUCHON, still differ in district, typology and finish, so the payment structure is one input among several, not the deciding factor on its own. Use the Coastal Haven 20/80 guide and the Hilton Residences payment plan guide alongside this comparison if you want the detail behind any single structure before deciding.

FAQ

Is one of these payment plans objectively better than the others? No. Each spreads the same 80% differently across the build. The better fit depends on when your own cash becomes available, not on the project itself.

Do all Prestige One projects start with 20% at booking? Yes, across every project in our selection. What follows during construction and at handover is what varies, and it is confirmed for your specific unit before you reserve.

Can I switch from one payment structure to another after booking? No. The structure is set by the sales agreement for the project and unit you reserve. Compare the options before booking, not after.

Are these percentages guaranteed not to change? They reflect the structures verified by Orven's advisers directly with the developer as of the review dates in our records. Ask for written confirmation in the sales agreement before any payment.

Which plan suits a buyer relying on a bank loan for most of the balance? Discuss this with your adviser project by project. Bank financing is possible for some non-residents on several of these structures, but it is always subject to the lender's approval and valuation near completion, never assumed at booking.
