Mortgage in Dubai for a non-resident: what to prepare before you apply

Some non-residents can finance a property in Dubai with a UAE bank, always subject to the lender's approval. What banks look at, the documents to gather from your country, the terms that are never fixed in advance, how the process runs from pre-approval to registration, and how financing fits an off-plan plan such as Coastal Haven's 20/80.

Is it possible at all?

Yes, for some buyers. UAE banks lend to certain non-residents for the purchase of property in Dubai. The word "certain" matters: each bank sets its own criteria on nationality, country of residence, income and property type, and the answer is always subject to the lender's approval. Nobody can tell you in advance that a loan is acquired.

What Orven can tell you from experience is that a well-prepared file gets a clear answer quickly, whether positive or negative, and that a buyer who knows early whether he can finance chooses his unit and his payment plan with far fewer surprises.

What a bank looks at

Before the numbers, a bank in Dubai assesses the borrower and the asset. For a non-resident applicant, the usual points are:

  • Country of residence and nationality. Some banks lend to residents of a given list of countries; others assess case by case.
  • Income and its stability. Salaried or self-employed, the source of income, its currency and how long it has existed.
  • Existing commitments. Other loans, credit cards and guarantees, in the UAE or elsewhere.
  • Age at the end of the loan. Banks apply their own limits on the borrower's age at maturity.
  • The property. Completed or off-plan, the developer, the district, and whether the bank finances that particular project.
  • The origin of funds. For the deposit and for the instalments already paid, the bank asks for evidence.

The bank's decision covers both the borrower and the property, which is why a pre-approval obtained before you pick a unit still has to be confirmed on the unit itself.

The file to prepare from your country

Gathering documents from Dakar, Lagos, Paris or Cairo takes longer than the application itself. Start early. A typical file includes:

DocumentPurpose
Passport and, where relevant, residence permit of your countryIdentity
Proof of addressResidence
Bank statements over the period requested by the bankCash flow and origin of funds
Salary certificates or employment letter, or audited accounts if self-employedIncome
Tax returns where your country issues themIncome confirmation
Statement of existing loans and credit cardsCommitments
Sale agreement and payment receipts of the unitThe asset being financed

Banks may ask for translations or attested copies. Your adviser tells you which format each bank accepts, and the exact list is confirmed by the lender.

What is never fixed in advance

The terms of a mortgage for a non-resident are set by each bank, for each file. Treat any number you hear before the bank's written offer as indicative at best.

TermWho sets it
Interest rate and whether it is fixed or variableThe lender
Maximum loan-to-value, often lower for non-residents than for residentsThe lender, within the rules of the UAE Central Bank
Loan term and age limit at maturityThe lender
Arrangement fee, valuation fee, early repayment chargeThe lender
Insurance requirementsThe lender
DLD mortgage registration feeThe DLD, as a share of the loan amount, confirmed by your bank

Orven does not quote rates or loan amounts. We put you in touch with banks or mortgage advisers who work with non-residents, and the offer you receive is the only figure that counts.

How the process runs

The sequence is the same for most files, even if the durations vary by bank and by country:

  1. Pre-approval. The bank reviews your file and states, in principle, whether and how much it would lend. Useful before you reserve, because it sets your real budget.
  2. Property selection. You choose the unit; the bank confirms it finances that project and that property type.
  3. Valuation. The bank appoints a valuer. The loan is based on the lower of the valuation and the price.
  4. Final offer. The bank issues its offer letter with the rate, the amount, the term and the fees.
  5. Registration. The mortgage is registered with the Dubai Land Department against the property, and funds are released to complete the purchase.

For a completed property, the release takes place at transfer. For an off-plan unit, the loan is typically drawn for the handover share, once the building is complete and the title deed can be issued.

Financing the handover share on an off-plan plan

This is where the payment plan and the mortgage meet. On Coastal Haven by Prestige One, the published plan is 20% at reservation and 80% at handover, with bank financing possible for that 80% share, subject to the lender's approval. The buyer pays 20% from his own funds, and prepares his mortgage file during construction so that the bank is ready when the building is.

On a plan with construction instalments, such as Hilton Residences at 20/40/40, the buyer pays 20% at reservation and then 40% from his own funds during construction, and the financing request concerns the 40% due at handover. A smaller handover share means a smaller loan, which can make the file easier for some banks.

In both cases, the loan is never assumed. If the bank declines at handover, the balance remains due under your contract. Build your plan so that you can pay it without the loan, and treat the mortgage as a way to keep cash available, not as the condition of the purchase.

FAQ

Can I get a mortgage without a UAE bank account? Most banks open the account as part of the loan process. The requirement is confirmed by the lender when you apply.

Do I have to travel to Dubai to sign? Some banks accept signature through a power of attorney or a representative; others require a visit for the final signature. Ask the lender at pre-approval stage so you can plan.

Is financing available on every off-plan project? No. Each bank keeps its own list of projects and developers it finances. Your adviser checks the current position for the unit you have in mind.

What if the valuation is below the price? The bank lends on the lower figure, so the difference is paid from your own funds. This is one more reason to keep a margin in your plan.

Does Orven arrange the loan? Orven introduces you to lenders and helps you assemble the file. The application, the offer and the decision are between you and the bank.
