The Total Cost of Buying at Coastal Haven, Beyond the 20/80 Plan

Two payment moments, more than two cost items

Coastal Haven's payment plan looks simple at first glance: 20% at reservation, 80% at handover. Our guide on Coastal Haven's 20% booking, 80% handover structure covers that split in full. But the total cost of the purchase includes more than those two instalments: Dubai Land Department registration fees and an Oqood charge apply upfront, alongside the reservation payment, and service charges apply once you take possession. This guide sets out each item in percentages, since no AED price is published for Coastal Haven.

The 20% reservation payment

The first instalment, 20% of the unit price, is due at reservation and wired to the project's escrow account, monitored under DLD rules. This is the point at which your purchase is secured, but it is not the only cost due at this stage.

DLD registration and Oqood: due around reservation

Alongside the 20% reservation payment, a buyer should budget for the Dubai Land Department's registration fee, 4% of the property price, and the Oqood registration charge specific to off-plan sales. The 4% DLD fee is separate from, and in addition to, the 20/80 instalments to the developer; for a completed resale the DLD typically splits this 2% seller, 2% buyer, but your adviser confirms exactly how it is structured in your Coastal Haven sale agreement. The Oqood charge is a fixed fee rather than a percentage, confirmed in your contract rather than published as a general figure here, since it can vary by transaction.

The 80% at handover, and financing it

The remaining 80% is due at handover, the single largest payment in the structure, which is why our guide on financing the 80% at handover at Coastal Haven exists as a companion to this one. Bank financing is possible for certain non-residents to help cover this instalment, always subject to the lender's approval; it is not guaranteed, and terms vary by bank and by buyer profile. If you plan to use financing, raise it with your adviser early so you know what to expect well before the handover date.

Service charges: ongoing, not one-off

Service charges cover the building's ongoing upkeep, including the amenities confirmed for Coastal Haven: the infinity pool, wellness and spa facilities, the fitness centre, the outdoor cinema, sports courts and children's play spaces. No service charge rate is published today; it is typically confirmed by the developer closer to handover. Budget for this as a recurring annual cost from the point you take possession, separate from the purchase instalments themselves.

Currency and transfer timing

If you are funding the purchase from outside the UAE, from Dakar, Lagos, Paris, Cairo or elsewhere, build in time to coordinate the transfer with your bank before each instalment is due, particularly the 20% reservation payment, which needs to reach the project's escrow account by a fixed date. Orven does not set exchange rates or bank transfer fees, those are between you and your bank, but your adviser can confirm the exact escrow account details and payment deadlines in writing so you can plan the transfer with your bank well ahead of time rather than against a tight deadline.

No AED figure appears in this table because none is published for Coastal Haven. Once your adviser confirms a price for an available unit, these percentages apply to that figure, and your adviser can convert the full schedule into instalment amounts for you in writing.

Send your adviser the unit and typology you are considering, and we return the current price, the instalment amounts under the 20/80 structure, and what is currently known about DLD, Oqood and service charge figures for that unit, all confirmed in writing before you reserve. FAQ

Is the DLD fee included in the 20% reservation payment? No. The 4% DLD registration fee is a separate charge, due alongside the reservation stage but confirmed independently in your sale agreement.

What is the Oqood fee, exactly? It is a fixed registration fee for off-plan sales, confirmed in your contract rather than published as a general figure, since it can vary by transaction.

Are service charges included in the 80% handover payment? No. Service charges are an ongoing annual cost from handover, separate from the 80% purchase instalment itself.

Can I finance the 80% handover payment? Bank financing is possible for certain non-residents, subject to the lender's approval; it is not guaranteed and terms vary.

Why is the total cost not published as a single AED figure? Because the unit price itself is on request for Coastal Haven; your adviser confirms it per unit and converts the percentages into amounts once that figure is set.
