Nawayef East, Modon Properties' hillside villa community on Al Hudayriyat Island, publishes one of the more detailed payment structures in Orven's Abu Dhabi collection: a 40/60 split broken into three stages rather than a single headline figure. Here is what that means in AED on the published entry price, and the registration fee that sits on top of it.

The 40/60 plan in detail

The project page publishes a three-stage structure: 10% as a down payment, 30% during construction, and 60% on handover. On the AED 6.6 million entry price, the three stages work out as follows:

StagePercentageAmount
Down payment10%AED 660,000
During construction30%AED 1,980,000
On handover60%AED 3,960,000

These figures apply to the published entry price; a larger typology, such as East Hill Mansions, carries a higher total and therefore higher instalments at the same percentages. The exact dates and any sub-instalments within the construction stage are confirmed by your adviser, since the project page publishes the percentage split rather than a full calendar.

The DARI registration fee on top

Off-plan sales in Abu Dhabi, Nawayef East included, are registered by the developer on the DARI platform, the Abu Dhabi Real Estate Centre's registration system. The fee is 2% of the sale price for full ownership, plus a 400 AED electronic services fee before 5% VAT, with a 10,000 AED penalty on the developer if registration does not happen within 21 days of the sale. On the AED 6.6 million entry price, 2% works out to AED 132,000. Who pays that amount, buyer or developer, is set in the sale and purchase agreement rather than assumed by default.

Why a three-stage plan reads differently from a two-stage one

Nawayef East's 40/60 structure breaks the 40% portion itself into a 10% down payment and a separate 30% during construction, rather than a single lump sum before handover. That gives a clearer early picture of cash flow than a plan that only discloses the overall split, such as Muheira's 50/50 on Al Reem Island, where the instalment detail behind the headline figure is confirmed by your adviser rather than published. Neither structure is better in absolute terms: a buyer planning a tighter early outlay may prefer the smaller 10% down payment here, while another may prefer a plan weighted differently depending on their own cash flow.

The full cost picture on the entry price

Adding the three instalments to the DARI registration fee, the complete picture on the AED 6.6 million entry price is: AED 660,000 as a down payment, then AED 1,980,000 staged during construction, then AED 3,960,000 on handover in December 2028, plus AED 132,000 in registration fees and a 400 AED electronic services fee before 5% VAT. That total excludes any agency commission or service charges, neither of which is sourced on an official page at this stage, and both remain to be confirmed with your adviser before you finalise a budget.

Planning cash flow between reservation and handover

The period between reservation and the targeted December 2028 handover runs well over two years, the window during which the 30% construction-stage portion is paid. For an investor planning to liquidate other assets or transfer funds from abroad to cover these instalments, it helps to set a rough schedule of expected payments with your adviser immediately after reservation, rather than waiting until each date approaches. This does not change the published percentages themselves; it simply helps you organise transfers from a bank account outside the UAE in line with your own bank's policy on international transfers.

Reading this plan before you reserve

  • Confirm the calendar, not just the percentages. The 10/30/60 split is published; the dates attached to each milestone are confirmed by your adviser.
  • Check who pays the DARI fee. The sale and purchase agreement sets this, with no default rule across every project.
  • Ask how the typology affects the total. East Hill Homes, Heights and Mansions carry different entry prices within the same 40/60 structure, so the AED amount at each stage scales with the unit you choose.
