Muheira's 50/50 payment plan explained, with the DARI fee added
Muheira publishes a 50/50 payment plan against an entry price of AED 1.6 million. Here is how the split reads, what still needs confirming, and the DARI registration fee that sits on top of it.

Muheira, Modon Properties' project within Shams Abu Dhabi on Al Reem Island, publishes a 50/50 payment plan against an entry price of AED 1.6 million. The headline split is straightforward, but the detail behind it, and the registration fee that comes on top, are worth setting out clearly before you budget.
What 50/50 means at Muheira
In principle, a 50/50 plan splits the price into two halves: one portion paid during construction, and the other on handover. The project page publishes the 50/50 split itself but not the detailed instalment calendar behind it, so the exact breakdown, how many instalments, their size and their dates, is confirmed by your adviser rather than assumed from the headline figure.
On the published entry price of AED 1.6 million, the two halves work out as follows:
| Stage | Amount |
|---|---|
| During construction (in principle) | AED 800,000 |
| On handover (in principle) | AED 800,000 |
These figures are the arithmetic of 50% of AED 1.6 million; they illustrate how the split applies to the entry price, not a confirmed instalment schedule for a specific unit or typology.
The DARI registration fee on top
Off-plan sales at Muheira, like all off-plan sales in Abu Dhabi, are registered by the developer on the DARI platform, the Abu Dhabi Real Estate Centre's registration system. The fee is 2% of the sale price for a full ownership right, plus a 400 AED electronic services fee before 5% VAT. On the AED 1.6 million entry price, 2% works out to AED 32,000. A penalty of AED 10,000 applies to the developer if the sale is not registered within 21 days of the sale date.
Who pays the 2%, buyer or developer, is set in the sale and purchase agreement. There is no default rule that applies across every project, so this is confirmed at contract stage rather than assumed either way.
Reading a payment plan before you reserve
When your adviser presents the full instalment calendar for a specific unit, it helps to check:
- The percentage at each stage, and whether it is tied to a construction milestone or a fixed date.
- Who registers the sale on DARI, and the timeline for that registration.
- Who pays the 2% registration fee, confirmed in the sale and purchase agreement rather than assumed.
- What happens if a milestone slips, which your adviser confirms from the contract rather than from marketing material.

Why the structure of a plan matters
Many investors favour a 50/50 structure because it splits the risk into two roughly equal halves: one portion paid gradually as construction advances, and the other withheld until the unit is actually handed over. That differs from a plan like 40/60, which asks for a smaller amount at reservation, or a plan that front-loads a larger share during construction. Neither structure is better in absolute terms; the right one depends on your expected cash flow between the reservation date and the Q2 2029 handover, and on how comfortable you are paying a larger share earlier in exchange for a smaller final instalment.
Comparing to Modon's other Abu Dhabi plan
Modon's second Abu Dhabi project, Nawayef East on Al Hudayriyat Island, publishes a different structure: 40/60, with 10% at reservation, 30% during construction and 60% on handover. Comparing the two side by side is a useful exercise before choosing between Muheira's apartments and Nawayef East's villas; your adviser can walk through both.
