Is the 20% booking payment refundable in Dubai?
It is part of the purchase price, paid into escrow, not a separate deposit held aside. Whether any of it comes back if you withdraw depends on the termination clause you sign, which your adviser reads with you before, not after.

The 20% booking payment on Prestige One projects is not a refundable holding deposit in the way a rental deposit works; it is the first instalment of the purchase price itself, paid straight into the project's escrow account, controlled by the Dubai Land Department. Whether some, all, or none of it comes back to you if you decide to withdraw depends entirely on the termination clause written into the specific sale agreement you sign, and that clause is exactly what your adviser walks through with you before you sign, so you know the answer for your contract rather than a general rule that may not apply to it.
Why we do not give a blanket percentage
Every developer writes its own termination and cancellation terms into the sale agreement, and those terms typically depend on when in the process you withdraw, whether construction has started, and how much of the schedule you have already paid. Dubai's real estate regulation also frames how developers can treat cancellations on registered off-plan sales. Stacking all of that into one number that applies to every project in our selection would mean guessing, which is exactly what we do not do. What we do instead is make sure you read the actual clause, in plain terms, before you send a single transfer.
How the payment sits inside the plan
Look at two Prestige One projects to see why the plan itself matters here. Coastal Haven runs 20% at booking, 80% on completion, so the booking payment is the entire amount due before handover aside from the final instalment. Luxury Canal Residences runs 20% at booking, 45% during construction, 35% on completion, spreading the remaining balance differently. The share the 20% represents of your total commitment at any given moment differs between the two, which is one more reason the consequences of withdrawing are project-specific rather than a fixed rule you can apply everywhere.

What to do before you sign, not after
Ask to see the termination clause in full before you reserve, not as a summary. Ask what happens if you withdraw before construction starts versus after. Ask whether any administrative or processing fee is deducted regardless of the outcome. These are reasonable questions any serious developer's sales team expects, and an adviser who cannot answer them clearly before you pay is not doing the job properly.
What an Orven adviser checks
We read the termination and cancellation section of your sale agreement with you line by line before you reserve, confirm what the developer's current policy is for the specific project, and tell you plainly if a project's terms are stricter than another's, rather than let that be the thing you discover only if you ever need to invoke the clause.
Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com with the project you are considering, and we will send you the exact clause before you commit to anything.
FAQ
Does the 20% go into a separate refundable account? No. It goes into the project's escrow account as the first instalment of the purchase price, controlled by the Dubai Land Department, not held apart as a refundable holding deposit.
Is the refund policy the same for every Prestige One project? No. Each sale agreement sets its own terms. Coastal Haven and Luxury Canal Residences, for example, run different payment structures, and their termination clauses are read individually, not assumed to match.
Who decides if I get money back? The termination clause in your signed sale agreement, within the framework of Dubai's real estate regulation. Your adviser reads this with you before you sign. See the 20% down payment plan explained for how this payment fits the wider schedule.
