How long does an off-plan purchase take in Dubai?

The paperwork itself moves fast: signature the same day, a transfer that depends on your bank, then developer registration. Here is what actually sets the pace, with no invented deadline.

There is no single number we can give you, because the honest answer depends on three things you control more than we do: how quickly your bank can move money internationally, how ready your proof of funds is, and how fast you decide on a unit. What we can tell you precisely is what happens at each step and roughly how it sequences, without attaching a day count that would not survive contact with your specific bank or passport.

The three phases

Choosing and reserving. Once you send us your budget and preferred typology, we reply with current availability and the written payment plan for each matching unit. The reservation form and the sale agreement are both signed electronically, so this step is a matter of hours once you decide, not days.

Paying and registering. Your booking payment leaves your bank by international transfer, straight into the project's escrow account, opened for that specific project and controlled by the Dubai Land Department. This is the step where timing genuinely varies. A transfer from a bank that already has your source-of-funds documentation on file clears quickly. A transfer from an account that needs fresh compliance checks takes longer, and this is outside our control and yours. Once the payment lands, the developer registers the sale with the DLD through the Oqood system and the certificate reaches you afterward.

Construction to handover. From here, the pace follows the project's own construction schedule, not a fixed calendar we can quote. Handover dates are anticipated dates written in the sale agreement, not guarantees, and we say this plainly rather than promise a season.

What this looks like on a real payment plan

Take Hilton Residences at Dubai Maritime City. The plan is 20% at reservation, 40% during construction and 40% on completion. The first payment is the one that moves fastest, since it is the transfer we just described. The construction instalment is called when the developer reaches the milestone tied to it in your contract, and the completion payment is due at handover. Neither of those two dates is published in advance; both are confirmed by your adviser as the project progresses, from the actual sales documents rather than from a brochure. The same logic applies to any other Prestige One project, each with its own published split.

What an Orven adviser checks before your first transfer

We do not just forward a payment link. Before you send anything, we confirm that the project is registered with the Dubai Land Department, that the escrow account number in the payment instructions matches the one in your sale agreement, and that your identity documents (passport copy, and company documents if you are buying through an entity) match what the developer's compliance team requires. This is also the moment to prepare your source-of-funds letter, since it is the single most common reason a first transfer takes longer than expected.

If you want a realistic sense of timing for a specific unit, write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com with your budget and your bank's country. We will tell you what to prepare and in what order, based on the project you are looking at.

FAQ

Can the whole purchase be completed without visiting Dubai? Yes. Signature, payment and registration are all handled remotely. See buying without visiting Dubai for the full walk-through.

What is the single biggest delay factor? Preparing proof of the origin of funds. Banks on both ends ask for it, and buyers who have it ready before reserving move noticeably faster than buyers who start gathering it after signing.

Is the handover date in my contract guaranteed? No. It is the developer's anticipated date. If the project runs late, see what happens if the developer is late.
