Do I need a UAE bank account to buy property in Dubai?
No. Your booking payment and instalments can be sent by international transfer from your own bank, wherever you live. A UAE account becomes useful later, mainly to collect rent after handover.

No. You do not need a bank account in the UAE to buy an off-plan property in Dubai. Your booking payment and every instalment on your payment plan can be sent directly by international transfer from your own bank, whether that bank is in Dakar, Lagos, Paris or Toronto, straight into the project's escrow account, which is opened for that specific project and controlled by the Dubai Land Department. The bank does not need to be a UAE bank; it needs to be able to execute an international wire in the currency the developer accepts, usually AED or USD, and your bank converts your local currency at the point of transfer.
Where a UAE account actually becomes useful
A local account is not part of the purchase itself, but it becomes practical at two later moments. The first is collecting rent once the unit is delivered and let out, since an operator or a property manager will typically want to pay a local account rather than send funds abroad on every collection cycle. The second is if you plan to take out bank financing on a future purchase, since a lender assessing you as a non-resident will usually want to see a local account as part of the file, though this is always subject to that lender's own approval and is not something Orven can guarantee.
Neither of these applies to the purchase you are making today. You can reserve a unit, sign electronically, pay every instalment through the schedule, and take delivery of the title deed without ever opening an account in the country.

What this looks like in practice
Take a Prestige One project such as Hilton Residences, with its 20% at reservation, 40% during construction, 40% on completion plan. Each of those three payments is a separate international transfer from your own bank to the same escrow account, timed to the milestone the developer certifies. Nothing about that sequence requires a UAE account to exist first. What matters on your side is that your bank can document where the money originates, since that is the check both banks apply, not whether the account sending it happens to be Emirati.
What an Orven adviser checks before your first transfer
We confirm the exact escrow account details from your sale agreement, we tell you in advance what proof of funds your bank is likely to ask for, and we flag currency or transfer-limit issues specific to certain countries before they slow down your payment, rather than after a transfer has already stalled.
Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com with your bank's country and we will tell you exactly what to prepare.
FAQ
Can I pay in my own currency? You send from your own currency account; your bank converts to the currency the developer accepts as part of the international transfer. The converted amount received must match what your payment plan requires.
Will I need a UAE account to receive rental income? Most operators and property managers prefer paying into a local account once the unit is delivered and let out, though it is not a requirement to complete your purchase.
Does this apply to bank financing as well? Financing is a separate question. Some non-residents can access bank financing in the UAE, always subject to the lender's approval, and a local account is often part of that separate process. See documents needed to buy for the full paperwork picture.
