Batumi sits on Georgia's Black Sea coast, a port and resort city that has drawn a wave of residential and branded-hotel development over the past few years. Orven now tracks eighteen projects there, spread across six districts, from first-apartment budgets to branded towers with hotel operators attached. This guide sets out what is actually published on each project, the legal and tax basics a foreign buyer needs, and how to match a project to what you are trying to achieve. For the destination overview, see the Batumi page; for Orven's other markets, see all destinations.

Prices below are shown in the currency the developer publishes, US dollars or Georgian lari, with no conversion applied. Where no starting price is published, it reads "price on request", and current availability is confirmed by your adviser on every project page.

Alliance Highline and Panorama Batumi are still at an early stage, with no price, floor plan or confirmed delivery published, so they are not covered by a dedicated guide yet; both can still be visited with your adviser as part of an Old Batumi tour.

A foreigner can buy an apartment in Georgia. Agricultural land is reserved under article 19 of the Georgian Constitution, with ownership limited to the state, self-governing units, Georgian citizens or associations of Georgian citizens, subject to exceptions set only by organic law. Ownership of a unit is registered with the National Agency of Public Registry (NAPR), a legal entity under the Ministry of Justice, through its Public Service Halls. None of this replaces independent verification: before you sign anything, a local lawyer should check the title, the underlying land status and the contract terms. Our guide on foreign ownership in Georgia and the NAPR registration process cover both steps in more detail once published; for now, treat title, land and contract checks as the three things no adviser should skip on your behalf.

Tax, in brief

Under Georgia's Tax Code, a private individual renting out a residential unit without deducting expenses is taxed at 5% on that rental income (article 81.2), against a standard personal income tax rate of 20% (article 81.1). A capital gain on the sale of an apartment is exempt once the property has been held for more than two years (article 82); it is taxed at 5% before that threshold (article 81.3). Local property tax depends on household income, with no published rate to quote here. All of this is "rules in force, to be confirmed with a tax adviser", and separately, tax in your own country of residence needs its own check with a local adviser.

Matching a project to what you are trying to achieve

  • A seaside pied-à-terre on a tight budget. Artex Parkline, Olympus Residence and NEXT Gardens all publish entry prices under USD 70,000, none of them delivered yet (off-plan or under construction).
  • Short-term rental income. Projects with a hotel brand attached, such as Pontus Rotana (Rotana) or Radisson Blu Residences Gonio, describe a pooled rental model "according to the developer"; read the management contract before assuming any income figure.
  • A branded residence with furnished units. Radisson Blu Residences Gonio and Wyndham Residences are both delivered furnished, according to their project pages.
  • A delivered, move-in-ready unit. Mziuri Gardens is the one project in the collection already complete, with private beach access by walkway and lift, pools and restaurants on site.

Risks and points to verify before you commit

Developer-published rental return projections (any percentage figure, any "annual uplift") are commercial marketing, not a guarantee; if you see one, ask your adviser to walk through it using the gross/net method instead of taking the number at face value. Payment plan currency, penalty clauses and how your deposits are protected before handover are all contract-level questions, confirmed by a local lawyer rather than assumed from a brochure. And because Batumi prices are published in both US dollars and Georgian lari depending on the project, the currency of your contract and your instalments should be fixed in writing before you reserve. For how branded residences work more broadly, see our guide on branded residences in Dubai explained; the operating model differs by market, but the questions to ask the developer are similar.

FAQ

Can a foreigner buy an apartment in Batumi? Yes, subject to the usual registration and contract checks. Agricultural land is reserved under the Georgian Constitution, but residential apartments are not. Always verify title, land status and contract terms with a local lawyer.

Which Batumi projects have the lowest published entry price? Artex Parkline (from USD 59,856), Olympus Residence (from USD 62,000) and NEXT Gardens (from USD 65,000) currently publish the lowest entry prices in the collection.

Do any of these projects guarantee a rental return? No. Some developers publish return projections, but these are commercial figures, not guarantees. Ask your adviser to review any projection using the gross/net rental yield method.
