Eight projects in the Orven selection currently publish a payment plan: Coastal Haven, Luxury Canal Residences, Hilton Residences, FAUCHON Résidences, Sanctuary Residences, Golf Residences, Mercedes-Benz Places | Binghatti City and Chelsea Residences. Each splits the price differently between reservation, construction and handover, and the Dubai Land Department's registration fee is always due on top of the schedule. Every other project in the selection confirms its plan once you name a specific unit.

Projects where the schedule is confirmed on request

The Woods Abode, Valia, Porto View, Fior 1, The Waterway by Prestige One, Everly Place, Sobha SeaHaven, Ocean House and every project from Sobha Realty, DAMAC, Binghatti and Ellington outside the list above have not published a payment schedule as things stand. Your adviser requests the active plan for the tower and phase you are interested in before you reserve, and Orven never estimates a schedule that has not been confirmed in writing.

How to read a payment schedule

A schedule is written as a series of percentages of the total price, tied to a milestone rather than a fixed calendar date: a reservation payment due on signature, one or more construction instalments often linked to build progress, and a final instalment due at handover. Some projects, such as Chelsea, spread part of the price over a fixed number of monthly instalments instead of milestone payments. Read the schedule alongside the 20% down payment plan guide, which explains what that first payment actually covers and what it does not, and our guide on comparing off-plan payment plans for how the eight published schedules above compare against each other.

What a payment plan does not cover

None of the schedules above include the Dubai Land Department's registration fee, generally 4% of the price for a completed sale, plus Oqood registration for an off-plan purchase, confirmed at contract stage. Some projects also structure part of their schedule to continue after handover; our guide on what a post-handover payment plan means explains how that differs from paying in full at delivery, and why it changes your cash flow planning.

Escrow and where your payment actually goes

Every reservation and instalment payment for an off-plan project in the Orven selection is wired to the project's escrow account, controlled by the Dubai Land Department, not to Orven or to the developer directly. You can check a project's construction progress through the DLD's Project Status Enquiry service at any point during your payment schedule.

Confirming a schedule before you reserve

Send Orven the project you are considering on WhatsApp at +971 52 776 1939 or by email to sales@orvenproperties.com. Your adviser confirms the current payment plan in writing, together with the starting price and unit availability, before you sign a reservation form.
