Comparing off-plan payment plans in Dubai: the published schedules side by side

A side-by-side table of the payment plans actually published for Coastal Haven, Hilton Residences, Luxury Canal Residences, Sanctuary Residences, Golf Residences and FAUCHON Residences, and why every other project is confirmed by your adviser rather than quoted from memory.

Same first payment, different schedule after it

Every project in Orven's current Prestige One selection opens with 20% at reservation. What happens to the remaining 80% is where the plans genuinely differ, and that difference changes how much cash you need available, and when, over the life of the construction period. Below are the schedules Prestige One has published for six projects Orven sells today.

The six published schedules

Sanctuary ResidencesMeydan Horizon20%45%35%
Golf ResidencesDubai Sports City20%20%60%
FAUCHON ResidencesJumeirah Garden City20%40%40%

For any other project in Orven's wider selection, including other Prestige One addresses and every project from other developers, the schedule is confirmed by your adviser against the current sale agreement before you reserve. A plan can differ by launch phase even within the same development, so treat this table as what is published today, not as a rule that applies automatically to a unit you have not yet seen the contract for.

Reading the difference between the plans

Three shapes appear in this table, and each suits a different cash position.

  • Nothing during construction, all of it at handover (Coastal Haven, 20/80). You commit 20% now and the balance only once the building is complete. This suits a buyer expecting a lump sum later, from the sale of another asset or a bonus, or one who plans to finance the handover share with a UAE mortgage.
  • A large middle share, split evenly (Hilton Residences, 20/40/40; FAUCHON Residences, 20/40/40). Two roughly equal calls during construction and at handover. This spreads the outflow but starts it earlier than a 20/80 plan.
  • A larger middle share with a lighter handover (Luxury Canal Residences and Sanctuary Residences, both 20/45/35; Golf Residences, 20/20/60 inverts this, with the largest share due at the end). Golf Residences in particular asks for the smallest instalment during construction and the largest single payment at handover, closer in behaviour to Coastal Haven than to Hilton Residences.

None of these plans changes the total price. Each changes only the calendar on which you pay it.

What the plan does not include

Whichever schedule applies to your unit, three costs sit outside the payment plan itself: the Dubai Land Department's 4% registration fee, the fixed Oqood registration for the off-plan sale, and the developer's administrative fee stated in the sale agreement. Your bank's transfer charges come on top of these. Ask your adviser for a full estimate that adds these to the schedule above before you compare projects on price alone.

Choosing a plan, not just a project

A few practical questions help decide between two projects with different plans:

  1. When will a large sum actually be available to you, if the plan calls one at handover?
  2. Do you intend to apply for financing on the final share, and would a smaller handover payment make that request lighter?
  3. Does the district or the branded status of the building matter more to you than the shape of the schedule?

The Golf Residences page and the Sanctuary Residences page show the current selection if you want to compare two projects on the same 45/35-style structure against Golf Residences' 20/60 handover weighting.

How Orven confirms a schedule before you reserve

Orven does not quote a payment plan from memory or from a brochure that may be out of date. Before you reserve any unit, your adviser confirms the exact schedule against the developer's current sale agreement for that specific launch phase, in writing, so the number in this comparison is the number in your contract.

Send your budget and the districts you are considering on WhatsApp at +971 52 776 1939, or write to sales@orvenproperties.com, and an adviser will send the confirmed schedule for the units available today.

FAQ

Is the 20% reservation payment the same on every project Orven sells? It is the published opening on the Prestige One projects in this comparison. For any other project, your adviser confirms the reservation percentage against the current sale agreement before you pay anything.

Which plan is better? There is no better plan in the abstract. A 20/80 plan like Coastal Haven's suits a buyer expecting a lump sum at handover; a 20/40/40 plan like Hilton Residences' or FAUCHON Residences' spreads instalments earlier; Golf Residences' 20/20/60 asks less during construction and more at the end.

Can a schedule change after I reserve? No. The schedule in your signed sale agreement is fixed for your unit. What can differ is the schedule published for a later launch phase of the same project, which is why your adviser confirms the figure against your specific contract, not an earlier one.

Are these percentages the same for a resale, completed unit? No. This comparison covers off-plan payment plans. A completed, resale property is paid differently, typically in full or through a mortgage at transfer, with the 4% DLD fee due at registration.

What about projects not listed in this table? Your adviser confirms the schedule directly with the developer before you reserve. Where nothing has been published yet, the honest answer is that the plan is on request, not an estimate presented as fact.
