One schedule, five different amounts

Every villa and townhouse at Bay Estate, from the 3-bedroom townhouse to the garden villa, follows the same 20/40/40 percentage schedule: 20% at booking, five instalments totalling 40% through construction, and 40% at an estimated handover in January 2031. What changes from one typology to another is the amount, since each has its own average price. This guide lays out the exact figures for all five built typologies, so you can compare the cash flow of each before choosing one. Land plots follow a separate schedule, covered in our land plots payment plan guide.

All figures below come from Nakheel's price grid, shared with Orven on 27 September 2026, applied to the published average price of each typology. They are illustrations, not a quote for a specific unit; every plot is priced individually within its typology's average.

All amounts are in AED, rounded to the nearest thousand on the published averages. The booking payment and the handover payment are always the two largest, at 20% and 40% respectively; the five instalments in between are smaller and spread over roughly two and a half years.

Adding the DLD registration fee

On top of the schedule above, Dubai Land Department registration adds 4% of the purchase price, through the Oqood system for an off-plan sale like Bay Estate, at a fixed fee confirmed in your contract. On the published averages, that works out to AED 236,000 for the 3-bedroom townhouse, AED 276,000 for the 4-bedroom townhouse, AED 288,000 for the semi-detached villa G+1, AED 356,000 for the "Plus" G+2, and AED 400,000 for the garden villa. Our DLD fees guide covers how that fee is typically split and what else to budget for beyond the purchase price.

Why the table matters when comparing typologies

Two buyers with the same monthly budget can afford very different typologies depending on how they read this table. A buyer comfortable with a larger booking payment but a tighter budget during construction might prefer a lower average price typology; a buyer expecting more cash at handover, from a sale elsewhere for example, might be comfortable stretching to a higher typology since the largest single payment falls at the end. Every instalment is paid into an escrow account controlled by the Dubai Land Department, not directly to Nakheel, and tracked through the DLD's Project Status Enquiry service.

For the full picture of sizes and plot areas behind these prices, our Bay Estate project guide sets out every typology side by side.

Because these figures are averages, the exact instalment amounts for a specific plot can differ from the table above. Send your budget and preferred typology to Orven on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com, and we return the current price, schedule and available units that match, so you can plan your cash flow against confirmed figures rather than an average.

FAQ

Does every Bay Estate typology follow the same payment percentages? Yes, for villas and townhouses: 20% at booking, five instalments totalling 40%, and 40% at handover. Only the amount changes with each typology's average price. Land plots follow a different, separate schedule.

Which typology has the smallest individual instalments? The 3-bedroom townhouse, at an average AED 5.9 million, has the smallest instalments in AED terms among the five built typologies, since it has the lowest average price.

Is the DLD fee included in the price shown by Nakheel? No. The 4% Dubai Land Department registration fee is separate from the purchase price and due on top of it, through the Oqood system for an off-plan sale.

Are these exact figures for my unit? No. They are illustrations built on Nakheel's published average prices. Every plot at Bay Estate is priced individually; ask Orven to confirm the exact price and schedule of the unit you are considering.

Can the payment percentages be negotiated? The published schedule applies to buyers at Bay Estate. For what can generally be discussed with a developer on a payment plan, see our guide on negotiating a payment plan with the developer.
