Sobha Realty, from the facts Orven can verify

Sobha Realty is the developer of six projects in the Orven selection. All six are sold off-plan and all six are in Dubai. One sits at Dubai Harbour, one is a villa collection in Dubailand, two are apartment towers in Motor City, one is in Jumeirah Lake Towers, and one is a five-tower development near Ras Al Khor Road and Mohammed Bin Rashid City.

Orven publishes no figures about the company itself: no founding year, no number of homes delivered, no financial data. Everything below comes from the developer's official project pages, checked on 12 and 13 September 2026, and from what our advisers confirm with its sales team. Anything beyond that is on request, and we say so.

The full list sits on the Sobha developer page, with a link to each project.

Only one villa project: The Grove

Among Sobha's six projects in our selection, five are apartment towers and one, The Grove at Sobha Sanctuary, is a collection of independent estate villas of four to six bedrooms, each on its own plot within a landscaped community of gardens and waterways. It carries the only published starting price in Sobha's range that Orven can print, from AED 9.33 million, developer-advertised and subject to inventory. Our dedicated guide to The Grove covers the payment terms and Golden Visa relevance of a purchase at this level in full.

Dubai Harbour and the towers: five different settings

The other five projects sit in five distinct districts, each with a different character.

Sobha SeaHaven, at Dubai Harbour, offers one- to four-bedroom apartments with views described by the developer as taking in the sea, Palm Jumeirah and the Marina skyline, supported by infinity pools and a health club. Our Dubai Harbour district guide sets it against the district's other addresses.

Sobha Solis and Sobha Orbis both sit in Motor City. Solis spans four residential towers around a shared podium, with apartments from one to three bedrooms and an active-lifestyle amenity list including jogging tracks and co-working spaces. Orbis is a larger, seven-tower development with a narrower typology range, from one to two bedrooms, and sky gardens among its published facilities.

Verde by Sobha is a single 66-storey tower in Jumeirah Lake Towers, with views toward Emirates Golf Course and nearby villa communities, and a typology range that includes intermediate 1.5- and 2.5-bedroom layouts.

Sobha One, near Ras Al Khor Road within Mohammed Bin Rashid City, is the developer's largest apartment project in our selection: five interconnected towers around an 18-hole pitch-and-putt golf course, four themed courtyards and sky terraces, with apartments from one to four bedrooms and selected duplex homes.

Which investor each project suits

Three recurring profiles come up among buyers who ask about Sobha.

  1. The family buyer set on a villa rather than an apartment, with a budget above AED 9.33 million: The Grove is Sobha's only project of this type in our selection, and the only one with a published starting figure.
  2. The investor looking for a compact rental apartment at a lower entry point: Sobha Solis and Sobha Orbis in Motor City, or Verde by Sobha in Jumeirah Lake Towers, cover the one- to two-bedroom segment across three different districts.
  3. The buyer who wants a waterfront or golf-adjacent setting within a larger apartment tower: Sobha SeaHaven at Dubai Harbour, or Sobha One with its own pitch-and-putt course near MBR City.

None of this is a promise of rental income or resale value. Any figure shown to you beyond The Grove's published starting price is an illustration based on today's market.

Payment plans, prices and what Orven confirms

Only The Grove carries a starting price Orven can print, and even that is developer-advertised and subject to inventory; no payment schedule has been published for it that we can verify. For the other five projects, both starting prices and payment plans are on request, confirmed unit by unit through your adviser. This is different from the Prestige One portfolio, where a 20% reservation payment is published across the range; for a Sobha unit, your adviser sends the schedule that applies to the specific unit, taken from the sales documents in force on the day.

Whatever the plan, the same rules apply. Instalments go to the project's escrow account under Dubai Land Department control. The DLD registration fee of 4% of the price, the Oqood registration for off-plan units and the developer's administrative fee come on top of the price. Bank financing for part of the price is possible for some non-residents, always subject to the lender's approval. At The Grove's price level, a purchase is very likely to clear the AED 2 million threshold that can support a Golden Visa application, subject to conditions confirmed by the authorities.

How to check a developer before you pay

Whichever project you consider, three checks take a few minutes and cost nothing:

  • The project appears in the DLD's Project Status Enquiry service with an escrow account. Your transfers go to that account and nowhere else.
  • The broker is licensed. Orven's brokerage is provided through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA).
  • The sale agreement states the completion date, the full payment schedule and the cancellation terms before you sign.

Send your budget and preferred district on WhatsApp at +971 52 776 1939, or write to sales@orvenproperties.com. An adviser replies with the two or three Sobha units that match, their price of the day and their payment schedule.
