What Sanctuary Residences is

Sanctuary Residences is a contemporary residential address by Prestige One at Meydan Horizon, sold off-plan. The name comes from its outlook: the building faces Ras Al Khor Wildlife Sanctuary on one side and the Dubai skyline on the other. The developer describes it as a setting where nature, wellness and city connections come together. That is a fair summary of the pitch, and the rest of this guide checks it against the published facts.

The collection is made of one-, two- and three-bedroom residences. There are no studios and no penthouses in the published range. A one-bedroom suits an investor looking for a compact rental unit close to Business Bay; a three-bedroom suits a family that intends to live in it or to hold a larger asset in a district that is still being built out.

A point to settle before anything else: the images of the project, on the Orven site and in this guide, are the developer's renderings. They show the design intention. What you buy is defined by the sales agreement and the floor plan attached to it.

Amenities published by the developer

The developer lists six amenities for the residents:

  • Infinity swimming pool
  • Sky Garden
  • Observation deck
  • Spa and fitness
  • Cinema lawn
  • Indoor and outdoor play areas

The observation deck and the sky garden are the two features that make sense of the location. The wildlife sanctuary is a protected wetland, and the point of building at Meydan Horizon is the view over it. Ask your adviser which units face the sanctuary and which face the city; the price grid separates the two.

The district: Meydan Horizon

Meydan Horizon is a new district within the wider Meydan area, between Business Bay and the Ras Al Khor sanctuary. It is a district under construction, so the buyer of today is buying into a plan rather than a finished neighbourhood. The developer publishes three travel times:

DestinationTime
Business Bay10 min
Downtown Dubai12 min
Dubai International Airport18 min

These are the developer's figures; Orven does not add to them. Read them as a statement of position: closer to the business core than most new districts, with the airport within a short drive for an owner who comes to Dubai a few weeks a year.

Prestige One also has a second project in the same district, The Waterway, with one- and two-bedroom residences beside the lagoons. The two addresses answer different briefs: Sanctuary Residences for the sanctuary and skyline outlook with three-bedroom options, The Waterway for the lagoon-side setting. Our Meydan Horizon district guide puts the two side by side. The current selection of units is on the Sanctuary Residences page.

Price and payment plan

Starting prices are on request. No fixed launch price is published, and each release is priced separately by the developer, so a figure printed here would be out of date within weeks. Send your budget, in dirhams or in your own currency, and we reply with the units that match it at their current price.

The payment plan is published: 20% at booking, 45% during construction, 35% at handover.

StageShareWhen
Booking20%On signing the sales agreement
Construction45%Instalments tied to construction milestones
Handover35%On completion, before the keys

The construction share is the largest of the three, so this plan suits a buyer with steady income who prefers to spread the outlay over the build rather than face a large final payment. Compare it with Golf Residences by the same developer, where 60% falls at handover. Your adviser confirms the exact instalment dates for the unit you choose; get the schedule in writing before paying the booking amount.

Every payment goes to the project's escrow account, opened with a UAE bank and controlled by the Dubai Land Department. The developer draws on it as construction milestones are certified, and you can check the project's status through the DLD's Project Status Enquiry service.

On top of the price, budget for the DLD registration fee of 4%, the Oqood registration for an off-plan sale (a fixed fee confirmed in the contract) and the developer's administrative charges. The handover date is on request and is confirmed at reservation from the sales documents in force.

Which investor this project suits

Sanctuary Residences is a good match for three buyer profiles.

An investor in Lagos or Nairobi who wants a one- or two-bedroom unit in a district with a fixed outlook. A protected wetland does not get built over, so the view a sanctuary-facing unit has today is the view it keeps. Rental demand will depend on the market at handover; no yield can be promised, and any figure you see elsewhere is an illustration.

A family in London or Toronto planning to spend part of the year in Dubai. The three-bedroom residences, the play areas and the position between Business Bay and the airport make it a practical base rather than a pure investment.

A buyer who prefers a construction-weighted plan. With 45% paid during the build, the final payment is 35%, which is easier to settle from savings or with a UAE mortgage if you qualify. Bank financing is possible for some non-residents, always subject to the lender's approval and valuation, and never acquired until the offer is signed.

Rental income and capital gains are not taxed for individuals in the UAE. Your country of residence may tax them; check with your own adviser.
