Manchester City Yas Residences: the payment plan options explained
Manchester City Yas Residences publishes payment plan percentages for both non-Emirati and Emirati buyers, plus a discounted option. Here is how each one reads, with price still on request.

Manchester City Yas Residences, Ohana Development's community on Yas Canal, publishes two payment plan options, each expressed as a set of percentages rather than fixed amounts, since the project's price remains on request. This guide reads each option in full. See the project guide for the five Phase 2 typologies these plans apply to, and our guide on branded residences in Dubai for how payment plans on branded, partnership-led projects tend to compare elsewhere in the UAE.
Option 1: the standard split, different for non-Emiratis and Emiratis
Non-Emirati buyers are published on a 35/65 split: 5% is due at signing of the sale and purchase agreement, followed by six further instalments of 5% each, spaced from 15 February 2027 through 15 July 2029, bringing the total paid before completion to 35%, with the remaining 65% due at completion. Emirati buyers are published on a different split, 30/70, under the same option.
| Milestone | Non-Emirati buyers | Emirati buyers |
|---|---|---|
| At SPA signing | 5% | Not published separately |
| Six instalments, 15 Feb 2027 to 15 Jul 2029 | 6 × 5% = 30% | Not published separately |
| Total before completion | 35% | 30% |
| At completion | 65% | 70% |
The exact amount behind each percentage is not yet calculable, since Manchester City Yas Residences remains price on request; once a unit price is confirmed, your adviser can translate these percentages into AED figures for your chosen typology.
Option 2: 25/75 with a 2% discount
A second option is published with a 2% discount attached: 10% due at signing, 15% due on 15 February 2027, and the remaining 75% due at completion, a steeper back-loading toward completion than Option 1's non-Emirati split. The 2% discount applies to this option specifically, as published by the project; your adviser confirms exactly how it is calculated against the final unit price once that price is public.
Reading the two options side by side
- Option 1 (non-Emirati, 35/65) spreads payments across seven dates through mid-2029, which suits a buyer who prefers smaller, regular instalments ahead of completion.
- Option 2 (25/75 with a 2% discount) asks for less upfront activity between signing and completion, just two scheduled payments, but carries a larger single instalment at completion and the attached discount.
- Emirati buyers (30/70 under Option 1) pay a smaller share before completion than the published non-Emirati split, a distinction the project states explicitly rather than a general UAE rule. The project does not publish whether Option 2's 25/75 split and its 2% discount differ by nationality in the same way; confirm that detail with your adviser before choosing between the two options.

Fees on top of the payment plan
Whichever option you choose, Abu Dhabi's DARI platform applies a separate registration fee on an off-plan sale: 2% of the sale price for full ownership, plus a 400 AED electronic services fee before VAT, registered by the developer within 21 days of the sale date. Who pays that 2% is set out in the sale and purchase agreement, not assumed as the buyer's cost by default. Since Manchester City Yas Residences is price on request, the AED amount behind that 2% cannot yet be calculated; it scales with whatever final price is confirmed for your unit. A late registration, past that 21-day window, carries a 10,000 AED penalty that falls on the developer rather than the buyer, and the project is required to hold a dedicated escrow account for buyer payments regardless of which of the two options you choose.
Which option fits which profile
A buyer planning cash flow around regular instalments through 2029 is better served budgeting against Option 1; a buyer who prefers fewer scheduled payments and values the published discount may prefer Option 2, once the discount's exact mechanics are confirmed by your adviser. Neither option removes the DARI registration fee, which is calculated separately once price is confirmed.
