Al Hudayriyat Island, Abu Dhabi: an investor's guide to the newest address

Abu Dhabi's official destination page groups its newest island addresses together: Al Jubail, Ramhan and Al Hudayriyat, alongside the more established Saadiyat, Yas and Al Reem. Al Hudayriyat Island is where Modon Properties has placed its second Abu Dhabi launch in our collection, Nawayef East, a gated community of hillside villas. This guide sets out what is published about the island and the project on it, and what an adviser confirms before you reserve.

Where Al Hudayriyat Island fits in Abu Dhabi

The capital sits on the coast south-west of Dubai, and its island addresses each carry a different character on the official destination page: Saadiyat for culture and beaches, Yas for leisure, Al Reem next to the Abu Dhabi Global Market business district. Al Hudayriyat, Al Jubail and Ramhan are named as the more recent additions, without the same amenity detail published for the older islands. What is confirmed, rather than inferred, is that Nawayef East sits on Al Hudayriyat Island, and that Modon treats the island as one of its key investment zones.

Nawayef East: the project on the island

Nawayef East is a gated, low-density hillside community, with the terrain rising to roughly 60 metres and views over the Abu Dhabi skyline, according to the project page.

Ownership on Al Hudayriyat Island

Modon states on its own site that Al Hudayriyat Island is a freehold zone, open to ownership by all nationalities, and specifically that properties at Nawayef East can be fully owned by all nationalities. That is the developer's own published statement; the precise ownership regime for a specific unit, and the registration path on the DARI platform, are confirmed on the sale and purchase agreement rather than assumed from the island's general positioning. Abu Dhabi's underlying framework, Federal Law No. 19 of 2005 as amended in 2019, grants non-UAE nationals full rights over property inside designated investment areas.

Golden Visa at Nawayef East's entry price

Nawayef East's published entry price of AED 6.6 million sits well above the federal Golden Visa property threshold of AED 2 million, subject to the conditions confirmed with the authorities. Our guide on the AED 2 million Golden Visa property threshold sets out the federal rule, which applies the same way wherever in the UAE the property sits.

What still needs confirming

  • The exact registration fee payer. DARI registration is 2% of the sale price for full ownership, handled by the developer within 21 days of the sale, plus a 400 AED electronic services fee before 5% VAT; who pays is set in the sale and purchase agreement.
  • The 40/60 instalment calendar in detail. The headline split is published; the dates behind each percentage are confirmed by your adviser.
  • Any beach, cycling or leisure infrastructure on the wider island. Beyond what the Nawayef East project page itself describes, further island-wide amenities are not sourced on an official page and should not be presumed.

Who Al Hudayriyat Island suits

Nawayef East is built around large hillside villas rather than apartments, which points this island toward a family buyer planning a sizeable home, or an investor comparing Abu Dhabi's villa entry prices against the capital's apartment-led islands such as Al Reem. Before weighing that decision against an expected income, our guide on calculating gross and net rental yield explains the method.
