Investing on Saadiyat Island, Abu Dhabi: the current collection
Saadiyat Island is Abu Dhabi's cultural district and beach address. Here is what the current Orven collection offers there, project by project, and who each one suits.

Saadiyat Island sits on Abu Dhabi's coastline and is presented by Orven's Abu Dhabi destination page as the capital's cultural district, alongside its beaches. It is also one of the locations named in the historical list of investment areas published on the UAE's official portal, u.ae, where non-UAE nationals can hold ownership and other rights over real estate. This guide sets out what is actually available on the island today, inside the Orven collection, without getting ahead of what each project's own page confirms. For the wider emirate, see the Abu Dhabi destination page.
What "cultural district" means for this island
Saadiyat Island is described by Orven as Abu Dhabi's cultural district and a beach destination. Inside that setting, the current collection includes three projects across two parts of the island: the Saadiyat Cultural District itself, and Marsa Al Saadiyat, a newer waterfront masterplan on the same island. Each project page states its own address within Saadiyat; none of them publishes a travel time or distance to a landmark, and this guide does not add one either.
The three projects in the current collection
| Project | Developer | Zone on Saadiyat | Typologies | Entry price | Delivery |
|---|---|---|---|---|---|
| Sei Saadiyat | Aldar Properties | Saadiyat Cultural District | 1 to 3-bed apartments, double-height 2-bed lofts | Price on request | Q4 2030 |
| SENSI | Reportage Properties | Saadiyat Island, near New York University Abu Dhabi | 2 and 3-bed apartments, 4-bed townhouses | From AED 2.8M | On request |
| Talay at Marsa Al Saadiyat | Aldar Properties | Marsa Al Saadiyat | 4, 5 and 6-bed villas | Price on request | Q4 2030 |
Sei Saadiyat spans 778 residences across six buildings, with 265 released in its first phase of two buildings, and amenities built around a zen garden, hot and cold plunge pools and three indoor gyms; it is targeting Estidama Pearl 3 certification. SENSI is a smaller collection of 89 homes, 43 two-bedroom and 37 three-bedroom apartments plus 9 four-bedroom townhouses, with 324 basement parking spaces and ground-floor retail, and its own page states a starting price of AED 2.8 million. Talay is Aldar's first launched community within the wider Marsa Al Saadiyat masterplan, 351 standalone villas of 502 to 634 square metres, built around falaj-inspired canals and a garden walkway, with a dedicated school site and an outdoor majlis.
Who each project suits
- An apartment buyer drawn to wellness amenities inside the cultural district. Sei Saadiyat's gym, pool and yoga-deck programme, and its Estidama Pearl 3 target, fit a buyer prioritising a finished, certified building concept over villa space.
- A buyer anchored to a published entry price today. SENSI is the only one of the three with a stated starting price, AED 2.8 million, which makes early budgeting easier than on the two Aldar projects where pricing is still on request.
- A villa buyer planning a family home on the island. Talay's standalone villas, direct beach access and on-site school plan suit a buyer looking past a single unit toward a full community, inside what Aldar describes as the newest phase of Saadiyat's development.
None of the three publishes a payment plan at this stage; each is confirmed by your adviser once you are ready to reserve.

The Golden Visa angle, and why it depends on price
The UAE's federal Golden Visa rule allows an application based on a property investment of at least AED 2 million, subject to conditions confirmed with the authorities. SENSI's published AED 2.8 million starting price clears that threshold at entry price, though that does not amount to a guarantee for a specific unit. Sei Saadiyat and Talay are both price on request, so neither can be described as meeting the threshold until a specific unit price is confirmed. Our guide on the Golden Visa's AED 2 million property threshold covers the federal rule itself, which applies the same way whether the property sits in Dubai or Abu Dhabi.
What still needs confirming before you commit
A handful of points sit outside what any Saadiyat project page states, and Orven treats them as open rather than settled:
- Exact ownership regime. Saadiyat appears on the historical list of investment areas published by the UAE government, but the precise regime of a given unit, full ownership, usufruct or musataha, is read on the sale and purchase agreement and the DARI certificate, not assumed from the island's general status.
- Payment plan structure. Sei Saadiyat and Talay are both on request; SENSI's plan is also on request despite its stated price.
- The non-Emirati allocation on a given floor or unit. This is set per project within ADREC's registration system and confirmed project by project.
