How Do You Reserve a Villa or Plot at Bay Estate?
Reserving at Bay Estate means choosing your lot, completing KYC, paying the 20% deposit due in October 2026 into escrow, then signing your sale contract with Orven. Here is the full sequence, handled remotely.

Reserving a unit at Bay Estate follows five steps: choose your lot, complete identity and source-of-funds checks, pay the 20% deposit due in October 2026 into an escrow account, sign the sale contract, then register through Oqood. Orven handles the whole sequence with you remotely, without a trip to Dubai.
Step 1: choose your lot and district
Bay Estate spreads across three districts: Cala on the waterfront, Verda around the parks, and Agora around the shared clubs. The first release launched in Verda. Tell your Orven advisor your budget and preferred typology, townhouse, semi-detached villa, garden villa or land plot, and we confirm which lots are currently available in each district, along with the exact price of the specific unit, since Bay Estate's published prices are averages rather than fixed figures for every lot.
Step 2: identity checks and source of funds
Before any contract is issued, the developer and the registered broker verify your identity and the origin of the funds you are using, standard practice for any off-plan purchase in Dubai. Orven collects the required documents from you and submits them on your behalf. Our guide on source of funds and KYC for Dubai property sets out what this generally involves.
Step 3: the reservation and the 20% deposit
Once a lot is confirmed, you pay the deposit that secures it. At Bay Estate, this is the first instalment of the published schedule: 20% due in October 2026, for a townhouse, a villa or a land plot alike. This payment goes into an escrow account controlled by the Dubai Land Department, not directly to Nakheel, and is released against verified construction progress rather than paid out upfront. Our guides on what a reservation fee (EOI) is and whether you need to open the escrow account yourself cover the mechanics in more detail.
Step 4: the sale contract and Oqood registration
After the deposit clears, Nakheel issues your sale contract, which sets out your unit or plot, its exact price and the full instalment schedule. Registration then goes through Oqood, the system used for off-plan sales in Dubai, which records your interest against the property at the Dubai Land Department ahead of the full title deed issued at handover. See our guide on what Oqood is for how this registration step works.

Step 5: the remaining instalments through to handover
From there, you follow the published schedule for your unit type: villas and townhouses run on a 20/40/40 plan through to an estimated January 2031 handover, while land plots complete on a separate seven-instalment schedule before the end of 2029. Each instalment is confirmed in advance by your Orven advisor, and you or Orven can check construction progress at any point through the DLD's Project Status Enquiry service.
