Two Emaar collections, two districts

Greencrest and Terra Woods are both Emaar apartment collections, both aimed at everyday family living rather than a single lifestyle theme, but they sit in two different parts of Dubai. Greencrest is in Dubai Hills Estate, an established golf-course community. Terra Woods is in Expo Living, part of Dubai South, a newer district built around the former Expo City site. Investors comparing Emaar's apartment offer often want the two set side by side before deciding on a district first. This guide reproduces what Emaar has published for each.

Where they differ

The clearest difference is the district and what surrounds each collection. Greencrest sits within Dubai Hills Estate, an established community built around the Dubai Hills championship golf course, Dubai Hills Park and Dubai Hills Mall. Terra Woods sits within Expo Living, a newer part of Dubai South close to Expo City, arranged around courtyards, parks and green pathways designed to encourage neighbourhood life from an earlier stage of the district's development.

The second difference is the typology range. Greencrest stays within one- to three-bedroom apartments. Terra Woods adds townhouses to its one- to three-bedroom apartment range, a format for buyers who want more space or a private entrance without stepping up to a full villa.

The third difference is the amenity focus. Greencrest's published facilities are built around its golf and park setting: the championship golf course, Dubai Hills Park, community children's play areas and community bicycle routes. Terra Woods leans toward active and wellness amenities within the building itself: a main pool and pool terrace, an outdoor gym, a meditation and yoga garden and a rooftop padel court.

What they share

Greencrest sits within Dubai Hills Estate, covered in our Dubai Hills Estate district guide, while Terra Woods sits within Expo Living, covered in our Dubai South Expo Living district guide. Both come from Emaar, and both are sold under the same escrow and Dubai Land Department framework as every off-plan project in Dubai. Neither project carries a guaranteed rental yield or resale projection published by Orven, and any figure you see elsewhere for either collection should be treated as unverified until your adviser confirms it against current sales documents. Emaar has not published an authorised cover image for either project in the Orven selection, which is why this guide carries none.

Which one to look at first

If an established golf-course community with a shopping mall already open matters most, Greencrest fits that profile. If a newer district close to Expo City, and the option of a townhouse alongside apartments, suit your plan better, Terra Woods covers that range. Both stay within Emaar's one- to three-bedroom apartment format at the entry level, so once you have a typology and budget in mind, the next step is comparing current availability and price for a matching unit in each collection.

Reserving either project from abroad

The process is identical for Greencrest and Terra Woods, and for every project in the Orven selection.

  2. Your adviser sends current availability, floor plans, and the exact price and payment schedule for matching units in the project you choose.
  3. You sign the booking form and sales agreement electronically, with a copy of your passport.
  4. Payment goes by bank transfer to the project's escrow account, controlled by the Dubai Land Department.
  5. Emaar registers the sale, and your adviser follows construction milestones with you until handover.
