A UK buyer comparing Emaar's range often asks for a villa option before anything else. Avena, in The Valley, answers that directly: it is the only one of Emaar's seven projects in the Orven selection offered in villas rather than apartments.

Avena, the only villa project

Avena offers four-bedroom villas in The Valley, Emaar's community along Dubai-Al Ain Road, available in three façade styles. The homes sit close to the community's central park and green open spaces, with landscaped lawns, a pool deck, a children's playground and an indoor multipurpose room. No starting price has been published for this project yet; your adviser confirms it unit by unit.

Greencrest, between golf views and open space

Greencrest, at Dubai Hills Estate, offers one- to three-bedroom apartments centred on golf course views and open outdoor spaces. Generous balconies and terraces connect the homes to their surroundings, with access to Dubai Hills Park and Dubai Hills Mall.

Porto View, Fior 1 and Valia, the three published prices

Porto View and Fior 1 share the same address at Rashid Yachts & Marina, with a marina-view infinity pool. Valia, at Dubai Creek Harbour, adds a third option with views toward the Creek, the skyline or the park, near the Ras Al Khor Wildlife Sanctuary.

Creek Waters and Terra Woods

Creek Waters, on Creek Island, offers the widest range of the seven projects, up to a five-bedroom duplex penthouse. Terra Woods, in Expo Living within Dubai South, centres on courtyards and green walking routes near Expo City.

Avena publishes landscaped lawns, a pool deck, a children's playground, a fitness centre, an indoor multipurpose room and an outdoor cinema. Greencrest centres on the Dubai Hills championship golf course and Dubai Hills Park, with community bicycle routes and access to Dubai Hills Mall. Porto View and Fior 1 both list a marina-view infinity pool, fitness facilities, landscaped gardens and children's play areas. Valia publishes an adult pool, a children's pool, a yoga terrace, a barbecue area, private cabanas and a padel court. Creek Waters lists an infinity pool and sun deck, a children's pool and play area, viewing decks and a gym with pool views. Terra Woods lists a main pool and pool terrace, a barbecue courtyard, an outdoor gym, a meditation and yoga garden and a rooftop padel court.

What to confirm with your own adviser

UK tax treatment of rental income earned in Dubai and of any future resale gain: the UAE applies no personal tax on either, but your UK tax position is worth confirming with an accountant.
Bank financing for part of the price, if you plan to use it: available to some non-residents, always subject to the lender's approval.
The exact starting price, payment schedule and cancellation terms written into your sale agreement once a unit is identified, in particular for Avena, Greencrest, Creek Waters and Terra Woods, which have no published payment plan yet.
