Buying property in Dubai from the UK: steps, transfers and fees, from London or Manchester

The full journey of an investor based in London or Manchester buying an off-plan apartment in Dubai: choosing the project, reserving remotely, transferring pounds from a UK bank, DLD fees, UK tax to check with an adviser, and the Golden Visa, with Hilton Residences as the worked example.

Why Dubai makes sense for an investor in London or Manchester

A landlord in Richmond or Ealing, a solicitor in Canary Wharf or a business owner in Altrincham knows the arithmetic of UK buy-to-let by heart: stamp duty surcharges on additional homes, the taxation of rental income, licensing, energy standards and the cost of a managing agent. Dubai proposes a different framework. Individuals in the UAE pay no local tax on rental income or capital gains. The off-plan market is supervised by the Dubai Land Department, with every payment held in an escrow account and construction progress published. And a reservation starts at 20% of the price.

The second reason is currency. A Dubai property is priced in UAE dirhams, which are pegged to the US dollar. For a portfolio built in sterling, that is a straightforward diversification into a dollar-linked asset that also produces rent.

The third reason is familiarity. Britons already form one of the largest expatriate communities in Dubai, direct flights leave Heathrow, Gatwick and Manchester every day, and contracts are in English under a legal framework for foreign freehold ownership that has been in place for two decades. You can fly out to see the site, but nothing requires it.

Five steps, all completed from the UK

  1. Set the total budget. Unit price, 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a detailed estimate in UAE dirhams with a sterling equivalent at the day's rate.
  2. Choose the project. A furnished branded residence in Dubai Maritime City, a family three-bedroom on Dubai Islands or a studio near DIFC attract different tenants. Hilton Residences by Prestige One targets the first profile.
  3. Reserve. The reservation form and the sale agreement are signed electronically. A copy of your British passport is enough; no UAE residency is required.
  4. Transfer the first payment. It leaves your bank in the UK and lands in the project's escrow account, held at a UAE bank and controlled by the DLD.
  5. Follow the build to handover. Instalments track construction progress, which you can check on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.

Transferring funds from a UK bank

Barclays, HSBC UK, Lloyds, NatWest, Santander UK and Nationwide all process international payments, as do the app-based banks. The transfer leaves in pounds and arrives in UAE dirhams in the escrow account; the conversion is done by your bank or its correspondent, and some clients prefer a regulated currency broker for the exchange leg. Both routes work, provided the money lands in the escrow account named in your contract.

UK banks apply their own checks on outbound international payments, particularly on a first payment to a new payee abroad. Orven does not replace your bank on this point: it tells you which confirmations it requires. As a rule, prepare:

  • a passport or driving licence and proof of address;
  • the signed sale agreement with the developer, including the escrow account details and SWIFT code;
  • proof of the origin of funds (savings, salary, sale of a property, inheritance), which the receiving UAE bank also asks for.

Two practical tips. Speak to your bank before the first transfer: daily online payment limits are often below a reservation amount, and a pre-announced payment avoids a fraud hold. And keep the payment confirmation with its reference: the developer uses it to match the payment to your unit.

Tax on the UK side

In the UAE, an individual pays no tax on rental income or capital gains. A UK tax resident, however, is in principle taxable on worldwide income, including rent received in Dubai, and a future sale may fall within UK capital gains rules. The regime that applied to non-domiciled residents has changed recently, and the treatment of someone who splits the year between the UK and abroad depends on residence tests. A double taxation agreement exists between the United Kingdom and the UAE; how it applies to your rental income is a question for an accountant or tax adviser, not for a property consultant. Have your case reviewed before you reserve. Orven supports the transaction, not your tax return.

A worked example: Hilton Residences in Dubai Maritime City

Prestige One is developing Hilton Residences in Dubai Maritime City, 15 minutes from Downtown Dubai, 15 minutes from Dubai International Airport and 25 minutes from Palm Jumeirah. The project offers one- to three-bedroom residences and penthouses, delivered furnished, with hotel-grade amenities operated under the Hilton brand: an infinity swimming pool, a wellness deck, a cinema lawn, a casual sky lounge, a city-view work area and fitness and recreation spaces. The published payment plan is 20% at reservation, 40% during construction and 40% at handover. Starting price and handover date are provided on request.

For an investor in London or Manchester, the appeal is practical. The Hilton name is known to the corporate tenants and short-stay guests you want to attract, the apartment comes furnished, and management can be handled on site while you are in the UK. Rents will depend on the market at handover; any projected return is an illustration, not a promise. The Hilton Residences page shows the current selection.

If your purchase reaches AED 2 million, alone or combined with other properties, you may apply for a Golden Visa, under conditions set by the UAE authorities.
