Buying property in Dubai from Cameroon: steps, transfers and fees

The full journey of an investor based in Douala, Yaoundé, Buea or Bamenda buying an off-plan apartment in Dubai: choosing the project, reserving remotely, wiring funds from a Cameroonian bank, DLD fees, Cameroonian tax to check with an adviser, and the Golden Visa, with Coastal Haven as the worked example.

Why Dubai makes sense for an investor from Cameroon

A trader in Akwa, a bank executive in Bonanjo, an engineer in Buea or a returnee who built a career in London before coming back to Bamenda faces the same question: where to hold part of a growing savings pot outside the CFA franc without simply buying another plot in Douala or Yaoundé. Dubai answers with three concrete points. No personal tax on rental income or capital gains in the UAE. An off-plan market supervised by the Dubai Land Department, where every payment sits in an escrow account. And a reservation possible with 20% of the price.

The second reason is currency. The CFA franc is pegged to the euro; a Dubai property is priced in UAE dirhams, which track the US dollar. Holding an asset in a second currency zone, producing rent in dirhams, is a straightforward diversification to explain to a banker or a business partner.

The third reason is practical. Many Cameroonians already know Dubai through trade, business trips or transit flights. Nothing requires a visit: reservation, payment and registration are all completed remotely, in English.

Five steps, all completed from Cameroon

  1. Set the total budget. Unit price, the 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a full estimate in UAE dirhams for the unit you have in mind.
  2. Choose the project. Dubai Islands, Dubai Maritime City or Jumeirah Garden City attract different tenants. Coastal Haven by Prestige One, on Dubai Islands, is reserved with 20%, with the balance due at handover.
  3. Reserve. The reservation form and the sale agreement are signed electronically. A copy of your Cameroonian passport is enough; no UAE residency is required.
  4. Wire the first payment. It leaves your bank in Cameroon, or your account abroad, and lands in the project's escrow account, held at a UAE bank and controlled by the DLD.
  5. Follow the build to handover. Progress can be checked on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.

Transferring funds from a Cameroonian bank

Afriland First Bank, Société Générale Cameroun, BICEC, Ecobank Cameroun, UBA Cameroun, CCA-Bank and Commercial Bank of Cameroon all process international transfers. The difference between a transfer that leaves quickly and one that stalls at the counter almost always comes down to the file you bring.

Outbound transfers from Cameroon fall under CEMAC foreign exchange rules, applied by your bank under the supervision of the BEAC. Orven does not replace your bank on this point: the bank tells you which supporting documents are required and which framework applies, whether you pay as an individual or through a company. As a rule, prepare:

  • an identity document and proof of address;
  • the signed sale agreement with the developer, including the escrow account details;
  • proof of the origin of funds (savings, business income, sale of an asset), which the receiving UAE bank also asks for.

Cameroonians based in the United Kingdom, the United States or Canada usually pay from their bank of residence. The process is identical: your adviser sends the escrow account details and confirms receipt with the developer.

One point on terminology: the transfer leaves your account and arrives in UAE dirhams, not CFA francs. Your bank, or its correspondent, converts the amount at the time of transfer.

Tax on the Cameroonian side

In the UAE, an individual pays no tax on rental income or capital gains. On the Cameroonian side, the treatment of income earned abroad depends on your tax residence and on the rules the tax authorities apply to foreign-source income. Have your case checked by a tax adviser in Douala or Yaoundé before you reserve, including how a rent received in Dubai should be reported at home. Orven supports the transaction, not your tax filing.

A worked example: Coastal Haven on Dubai Islands

Prestige One is developing Coastal Haven on Dubai Islands, 16 minutes from Dubai International Airport, 20 minutes from the Museum of the Future and 25 minutes from Downtown Dubai. The project offers one- to three-bedroom residences and penthouses, with an infinity pool, wellness and spa facilities, a fitness centre, an outdoor cinema, sports courts and children's play spaces. The payment plan is 20% at reservation and 80% at handover, with bank financing possible for the final share, subject to the lender's approval. Starting price and handover date are provided on request.

For an investor from Cameroon, this plan has one clear advantage: no instalments between reservation and handover. You commit 20% today and organise the balance during construction, from business income, savings, or a UAE bank loan if your file qualifies. The Coastal Haven page lists unit types and amenities.

If your purchase, alone or combined with other properties, reaches AED 2 million, you may apply for a Golden Visa, under conditions set by the UAE authorities.

Send your budget and your goal (rental, family base, visa) on WhatsApp at +971 52 776 1939 or to sales@orvenproperties.com. An adviser replies with two or three available units and their actual payment schedule.
