Dubai property investment returns: what actually makes up the total

A Dubai property's total return is not one figure. It combines net rental income, a possible gain on resale, entry costs, service charges, vacancy and currency movement. Here is how each piece fits together, with no invented number.

A property's total return in Dubai is not a single number you can quote before you buy. It is built from several pieces: net rental income, a possible gain if you resell later, the costs you pay to enter the deal, ongoing service charges, periods when the unit sits empty, and, for a foreign buyer, the movement of your home currency against the dirham. None of these pieces is fixed in advance, and no combination of them is guaranteed.

The pieces, in letters, not numbers

Rather than quote a made-up percentage, it helps to see the shape of the calculation. Call your purchase price P, your annual gross rent R, your annual costs (service charges, management fees, maintenance) C, and any resale gain G realised when you eventually sell. Your rough annual net income is R minus C. Your total return over the time you hold the property is that net income, accumulated year by year, plus G if and when you sell, minus the entry costs you paid on day one. Nowhere in that formula is there a number we can fill in for you; R, C and G all depend on the specific unit, the specific market conditions at the time, and decisions the developer or the market make that no one can predict today.

Entry costs come first

Before any return begins to accrue, entry costs reduce your starting position. The Dubai Land Department charges a registration fee of 4% of the price for a completed property (published by the DLD as 2% from the seller and 2% from the buyer, plus additional fees); off-plan sales register instead through Oqood, with fixed fees confirmed in your contract. Neither of these is optional, and both apply on top of the price itself, not deducted from it. Our Dubai property purchase costs: DLD 4%, Oqood, what to budget guide breaks this down further.

Net rental income, not gross

Gross rent is the headline figure a listing might show; net rental income is what remains after service charges, any management fee, and periods of vacancy between tenants. None of these figures is published by Orven as a fixed number, because none is fixed: service charges vary by project and are confirmed by the developer, a vacancy period depends on the market at the time, and a management fee depends on who you appoint. Where a real figure exists, check it against the Dubai Land Department's own rental index or the Dubai REST app rather than an unverified listing.

Resale gain is a possibility, not a plan

A resale gain, if one occurs, depends on how the market moves between the day you buy and the day you sell, a factor no adviser can forecast responsibly. It also depends on the difference between the price you originally paid and the resale price you eventually achieve, which is itself shaped by demand at the time, not by a guaranteed appreciation curve. We do not promise a resale gain on any project in the Orven selection.

Currency and off-Dubai tax are part of the real picture

For a buyer paying in a currency other than the dirham, the dirham's fixed peg to the US dollar (1 USD = 3.6725 AED, set by the Central Bank of the UAE) removes one layer of uncertainty against the dollar, but your own currency still moves against the dollar over time, which affects what the investment is worth back home. There is no personal income tax on rental income or capital gains tax on resale for individuals in the UAE; tax treatment in your own country of residence may still apply, and that is worth checking with a local adviser rather than assuming either way.

What Orven can and cannot tell you

We can tell you what is published for a given project in the Orven selection, the payment plan, the unit types, the service charges where a developer confirms them, and we can point you to the Dubai Land Department's own tools for rental data and project status. We cannot tell you what your net return will be, because that number does not exist until the market has already happened.
