Is Dubai property a good investment? An honest answer
A direct answer for an investor abroad: Dubai property can be a sound investment for the right buyer, but only for specific reasons, with specific risks, and after specific checks that an adviser should make before you pay anything.

The short answer
Yes, for a buyer who understands what the asset is, and no for a buyer who expects a guaranteed return. Dubai property can be a sound investment because the ownership framework is clear, the tax position for individuals is favourable and off-plan payment plans let you enter with a fraction of the price. It is not a sound investment for someone who needs a fixed yield, who buys on a brochure figure, or who cannot leave the capital in place through a construction period. We give no return figure here because none is reliable across projects, districts and years.
What works in Dubai's favour
- Full ownership for foreigners. In designated areas, a foreign national holds the title deed in their own name, registered with the Dubai Land Department.
- No tax on rent or capital gains for individuals in the UAE. The rules of your country of residence may still apply, and a local adviser should confirm them.
- Escrow protection on off-plan purchases. Payments go to an escrow account controlled by the DLD, and construction progress can be checked on the DLD's Project Status Enquiry service.
- Payment plans with a 20% booking share. Prestige One, for example, publishes 20% at booking on every project, and Coastal Haven on Dubai Islands goes as far as 20% at booking and 80% on handover.
- A residency route. A property purchase of at least AED 2 million opens the right to apply for a Golden Visa, subject to the authorities' conditions.

The risks an honest adviser names first
- Delivery timing. Off-plan means waiting. Handover dates come from the developer's sales documents and can move.
- Rental assumptions. Rent depends on the market at handover. A projected yield is an illustration, and a district under construction has no rental history.
- Liquidity before completion. Reselling an off-plan unit is possible but slower and more conditional than reselling a finished apartment.
- Currency and transfer. Your money leaves in your currency and arrives in dirhams. Banks ask for proof of the origin of funds.
- Purchase costs. Add the DLD registration fee of 4% of the price, the Oqood registration for off-plan units and the developer's administrative fee to your budget.
What an adviser checks before you pay
An adviser earns their place by verifying, not by selling. Before any transfer, Orven confirms that the project is registered with the DLD and has an escrow account, that the sale agreement states the payment schedule, the expected handover and the cancellation terms, and that the broker holds a RERA licence. We then send you the written price of the unit and its schedule, not a launch figure from memory.
Send your budget and your goal, income or residency or a second home, on WhatsApp at +971 52 776 1939. You will get two or three projects that fit, with their real terms, and a plain answer if Dubai is not the right market for what you want. Our investor guide covers the mechanics in more depth.
FAQ
Is Dubai property a safe investment? It is a regulated market with escrow protection and title registration. Safe does not mean guaranteed: prices and rents move, and off-plan carries delivery risk.
What return can I expect? We do not quote a return. It depends on the project, the district, the purchase price and the market at handover. Ask for the reasoning behind any figure you are shown.
Do I pay tax on rental income in Dubai? Not as an individual in the UAE. Your home country may tax foreign income, so check with an adviser there.
How much do I need to start? A booking payment of 20% of the price on Prestige One projects, plus purchase costs. Prices are confirmed unit by unit on request.
