Chelsea's published plan, costed on both sizes

The published schedule is the same for every Chelsea configuration: 20% at reservation, then 40 monthly instalments of 1% each from month 3 to month 42, followed by 40% at handover, with the 4% DLD fee sitting on top of the deposit rather than inside the 100%.

Add the reservation instalment to the DLD fee and the cash needed at signing comes to about AED 751,200 (≈ 204,500 USD) for the two-bedroom home, or about AED 1,185,600 (≈ 322,800 USD) for three bedrooms.

Converting to US dollars, not euros

The dirham is pegged at a fixed 1 USD = 3.6725 AED, so AED 3.13 million converts to a stable figure of about 852,300 USD, and AED 4.94 million to about 1,345,100 USD. The euro-dollar rate moves daily and Orven never fixes a euro conversion; take today's rate from your bank and apply it to the USD figures above if you are budgeting in euros.

Both prices clear the Golden Visa threshold

Both Chelsea starting prices in this band sit well above the AED 2 million mark that opens the door to a Golden Visa application, under conditions to confirm with the authorities. See our guide on the Golden Visa property threshold for how that generally works, and our guide on Dubai property purchase costs for what else typically sits alongside the DLD fee, such as agency and mortgage registration charges where they apply.

Larger apartments and penthouses on request

Several projects in the selection publish larger configurations that could land in or above this band once a price is released: Coastal Haven and Luxury Canal Residences up to three bedrooms plus penthouses, Hilton Residences up to three bedrooms plus penthouses, Golf Residences' two and three bedroom homes, Sobha SeaHaven and Sobha One's larger apartments, Ocean House on Palm Jumeirah, and The Meriva Collection on Dubai Islands. None of these has a published starting price, so Orven never estimates where they would sit; your adviser requests the current figure for the tower and configuration you want.

How the money is actually held

Every Chelsea instalment goes into an escrow account controlled by the Dubai Land Department, not directly to the developer, and progress can be checked through the DLD's Project Status Enquiry service. See our guide on how an escrow account works in Dubai for what that protection covers, and our guide on Dubai property prices in 2026 for how this band compares with the rest of the market.
