Dubai property between 1 and 2 million AED: what the Orven selection actually publishes
Three projects in the Orven selection currently publish a starting price between AED 1.00 million and AED 1.96 million. Everything else in this range is on request, and no starting price here reaches the Golden Visa threshold on its own.

Three projects in the Orven selection currently publish a developer starting price that lands between AED 1.00 million and AED 2 million: The Woods Abode, Porto View and Valia. Every other project in the selection either starts above this band or has not published a figure at all. This guide lists what is actually confirmed, converts it to US dollars at the fixed dirham rate, and explains what still needs to be confirmed by your adviser before you reserve.
What is actually published between AED 1 and 2 million
| Project | District | Typologies | Starting price (AED) | ≈ USD |
|---|---|---|---|---|
| The Woods Abode | Sobha Sanctuary, Dubailand | 1 and 2 bedrooms | From AED 1.00 million* | ≈ 272,300 |
| Porto View | Rashid Yachts & Marina | 1 to 3 bed apartments, 3 bed townhouses | From AED 1.93 million* | ≈ 525,500 |
| Valia | Dubai Creek Harbour | 1 to 4 bedrooms | From AED 1.96 million* | ≈ 533,700 |
\* Developer-advertised starting price, subject to availability and confirmed by your adviser at the time of enquiry. It applies to the entry configuration in the collection, not to every unit or floor.
The Woods Abode is a one- and two-bedroom collection inside Sobha Sanctuary, in Dubailand, with handover published for 2029 and no month attached. Porto View sits beside the marina at Rashid Yachts & Marina, pairing apartments with three-bedroom townhouses on a shared landscaped podium. Valia is Emaar's Creek Island tower inside Dubai Creek Harbour, with every unit built around a balcony and a view toward the Creek, the skyline or the park.
Converting to US dollars
The UAE dirham is pegged at a fixed rate of 1 USD = 3.6725 AED, so any AED figure converts to a stable USD number: AED 1.00 million is about 272,300 USD, AED 1.93 million about 525,500 USD, and AED 1.96 million about 533,700 USD. The euro-dollar rate moves daily and Orven never fixes a euro conversion; if you are budgeting in euros, take today's rate from your bank and apply it to the USD figures above rather than to a number we would have to guess.
What the registration fees add on top
The Dubai Land Department charges 4% of the price on a completed sale, split as 2% from the seller and 2% from the buyer plus small additional charges; off-plan reservations instead go through Oqood registration, at fixed fees confirmed in your contract. On The Woods Abode's AED 1.00 million starting price, 4% represents AED 40,000, about 10,900 USD. On Porto View's AED 1.93 million, it is roughly AED 77,200, about 21,000 USD. On Valia's AED 1.96 million, it is about AED 78,400, close to 21,300 USD. Our guide on Dubai property purchase costs walks through what else typically sits alongside the DLD fee.

Below the Golden Visa threshold, for now
None of these three published prices reaches the AED 2 million mark on its own, which is the threshold that opens the door to a Golden Visa application, under conditions to be confirmed with the authorities. See our guide on the Golden Visa property threshold if that is part of your plan; a buyer combining a unit in this range with a second purchase, or waiting for a larger configuration, would need to check the combined figure against that threshold with their adviser.
Payment plans: only two of the three are published
Coastal Haven's 20/80 split and Hilton's 20/40/40 are the kind of schedules Orven can confirm in writing, but neither The Woods Abode nor Porto View nor Valia has a published payment plan on the developer's official page. Your adviser confirms the exact schedule, including the first instalment, before you reserve. See our guide on how to budget for an off-plan purchase for how a typical schedule is usually structured, and minimum budget to buy off-plan in Dubai for the smallest realistic entry point in the current selection.
Projects still on request in this band
Several other projects in the selection could land inside AED 1 to 2 million once a starting price is published, but Orven never estimates a figure the developer has not released. That list currently includes Coastal Haven, Luxury Canal Residences, Hilton Residences, FAUCHON Résidences, Sanctuary Residences, Golf Residences, Sobha Solis, Sobha Orbis and Verde by Sobha, among others. Any of these could sit above or below this range; your adviser requests the current price list for the tower and phase you are interested in before you compare.

FAQ
Is AED 1 to 2 million a realistic budget to buy in Dubai off-plan? Yes, based on what is currently published: The Woods Abode starts at AED 1.00 million, Porto View at AED 1.93 million and Valia at AED 1.96 million, all subject to availability.
Does a property in this range qualify for the Golden Visa? Not on its own. The threshold is AED 2 million, under conditions to be confirmed with the authorities, so none of these three starting prices reaches it individually.
How much would I need to add for registration fees? Budget around 4% of the price for Dubai Land Department fees on a completed sale, or the fixed Oqood fee confirmed in your contract for an off-plan reservation.
Could another project in the selection also fall in this range? Possibly, but its starting price has not been published. Your adviser requests the current figure for any project you are considering.
Is the payment plan the same for all three projects? No. None of the three has a published schedule; your adviser confirms the exact instalments before you reserve.
