Can I use a mortgage from my home-country bank?

Some buyers borrow against a property they already own at home rather than taking a UAE mortgage; others use a UAE non-resident mortgage, or rely on the developer's own payment plan instead. Which route works depends on your bank and your own situation.

Using a mortgage from your home-country bank to fund a Dubai purchase is possible in principle, but it works differently from a UAE mortgage: rather than the Dubai property serving as security, you would typically borrow against an asset you already own at home, such as your primary residence, and use the proceeds to pay for the Dubai unit directly. Whether your bank offers this depends entirely on its own policies; it is not something Orven or a UAE lender can confirm on your behalf.

How this differs from a UAE mortgage

A UAE non-resident mortgage uses the Dubai property itself as security, arranged through a bank operating in the UAE and subject to that lender's own approval criteria. Borrowing against an asset in your home country instead means the loan and the security sit entirely within your home country's banking system; the Dubai purchase itself is unrelated to that bank's decision, beyond how you choose to use the funds. Our guide on non-resident mortgages in Dubai sets out what a UAE-based lender typically asks for if you prefer that route instead.

What to ask your home-country bank

If you are considering this option, ask your bank directly whether it lends against property you already own, what loan-to-value ratio it applies, and whether it places any restriction on how the funds are used once released. None of these terms are set by Orven or by any Dubai developer; they depend entirely on your bank's own lending policy in your country.

Getting an early read on eligibility

Whichever financing route you consider, it helps to know your borrowing capacity before you reserve a unit, so your budget reflects what you can actually fund rather than a figure you hope to secure later. Our guide on mortgage pre-approval for non-residents explains how that process works for a UAE-based loan, and the same principle, confirm capacity before you commit, applies if you are borrowing at home instead.

The developer payment plan as an alternative

Many off-plan projects in the Orven selection spread the price across instalments through construction rather than requiring the full amount upfront, which some buyers use instead of, or alongside, any financing. No specific interest rate, loan term or approval outcome should be assumed for either route; your bank confirms its own terms, and your Orven adviser confirms the payment schedule published for the project you are considering.

How Orven can help

We cannot arrange financing from your home-country bank, but we can confirm the payment schedule for a specific project, and point you toward what a UAE lender typically asks for if you also want to explore that route. Message Orven on WhatsApp at +971 52 776 1939 or sales@orvenproperties.com with your situation, and we will set out the options relevant to your purchase.
